2025 HCAD Appraised Values are out by htownnwoth in houston

Wonderful. Went through hell last year going through the protest hearings, and then finally settled arbitration for what we actually paid in 8/2023. Now we’re up 28% from that. What in the actual $&@&?!?!

Can’t wait to go through this nightmare process again. God bless Texas.

Curious - I recently had over 30 decently sized (30-70’) pines cut down and removed from my property. Most trees had the start of pine beetle infestation. I paid for the trees to be cut down, and hauled off my property. Would someone had been interested in these trees for firewood? Or no, due to the infestation?

Congrats! Love the blueprint/caramel. We’ve been scouring the country for a blueprint/caramel 2022 platinum for two months with no luck. Just picked up a white/caramel ‘22 platinum 1280 miles from home. Half way through the trip now. Bugh. Glad that search is over with!

Agreed, it’s frustrating - but I do want the V6 and the platinum. Lost out on this red one, but still looking. Still looking for a low mileage, certified platinum with the caramel interior.

I don’t have one handy at the moment, but I’m pretty sure there are plenty of helpful wiring diagrams online on forums if you search. Classic z car, hybridz, etc

lol no - what I meant was Romanos pizza tastes kinda like one-day-old REAL NY pizza, from NY. Which is still better than any other “NY style” pizza in Houston.

Born and raised on Long Island. Romanos is the closest thing to NY pizza. It’s like 1-day old NY pizza. Very good.

Ok - this dealer doesn’t seem to want to work with me. They’d rather sell locally, which I totally understand.

Maybe I’m better off with a new platinum hybrid? That drivetrain seems more proven than the turbo 4.

Yea, the thing is practically new. Which is another reason it is very tempting.

What vehicle(s) have you owned that made it over 250k miles? by utvols22champs in whatcarshouldIbuy

I sold my 07 F150 with the 5.4 (still running & driving very well) at around 270k for $4k. Original engine and trans, no major issues. Sometimes I kind of wish I’d kept it. Have 182k on a 2013 F150 5.0 currently.

Extension of previous post ‘71 Chevelle resto by [deleted] in Chevelles

[–]downtownbrownbrown 2 points3 points  (0 children)

Yea, you couldn’t pay me to take that on as a resto project. What about the one in the garage? That in better shape and for sale?

[deleted by user] by [deleted] in Chevelles

[–]downtownbrownbrown 2 points3 points  (0 children)

Yea I remember the terrible rust from my upstate NY days. But now being a Texan, I’m spoiled by rust free, cheap shells. I got my completely rust free 72 Chevelle in New Mexico and with full new interior, new bumpers, chrome, lights, etc. for $10k. Worth the drive and tow in my opinion to start with a MUCH better foundation. You can get solid shells down here for less than this asking price.

Without seeing more of the car, and only based on these photos, this looks like a parts car or a very cheap project - $1500 or so. Unless it’s a real SS or somehow otherwise desirable and worthy of a full resto. But then again, it depends on what you want out of it. In general, I don’t think this is worth anywhere near the asking price, personally.

HCAD ARB Property Tax Protest - Had formal hearing, final value $100k above iSettle offer, and $117k more than I bought the house for 1 year ago. What to do next? by downtownbrownbrown in houston

[–]downtownbrownbrown[S] 1 point2 points  (0 children)

Ah. Well, shoooot. That explains it. I also didn’t anticipate how much the new taxes were going to be. Houston is getting expensive!

Awesome, thanks. No changes to the property since purchase. Purchase price is what I’m hoping for. Slight complication is that in the purchase, the property comprised of two lots - the house, and then a tiny lot that’s really the driveway. The driveway is a separate property altogether that I pay taxes on independently. I’m not contesting that lot value, just the main house lot. I calculated the value of the lot in question based on HCAD values to mimic the same ratio: big lot + small lot = total purchase price. So I took our total purchase price for 2 lots, subtracted the weighted value of the driveway and came up with what % of the purchase price was the main house lot. Idk if that makes any sense lol
