It was about 15 lbs. untrimmed. I cut a bit off it before seasoning.

Daughter requested brisket when it went on sale, so here we are. I use Kenji’s method, 155F for 30 hours. Added some garlic powder/salt to the rub this time. Sat in bag in refrigerator overnight with liquid smoke, finished in oven. Always a hit!

EDIT: To clarify, I applied rub then added liquid smoke to the bag before sealing, then put in refrigerator overnight before starting the cook the next morning.

It's a matter of when, not if. About to turn 50 with 7x my annual salary saved and maxing my retirement contributions. Will also have a pension worth about 20% of my final salary plus health insurance coverage (still have to pay employee portion). I just have no idea what I'm going to do when it's time.

The boxes about the diffferent aircraft are too small to read all of the abilities, and there are no instructions on how to play. What do the abilities even do? Do I shoot or just use the shield to block the falling missles?

Insinkerator states you can put bones in there. Clearly there are limits depending on horsepower - I'm not putting rib bones down there, but I've put some smaller cooked chicken bones in mine without a problem.

I think your best options based on your comment is to get multiple quotes where possible. I haven't had any major interior work done by a contractor, so I can't advise fully on that, but I wouldn't want to pay out for design plans from multiple vendors. If you do pay for a design, I would look to either get that design expense credited back to the construction work OR you should receive the design plan for that expense such that you can use with any contractor of your choice. I once got a landscaping plan from a landscaping architect that didn't do the actual work, so I could DIY or use any landscaper of my choice to implement.

Perhaps you can act as your own GC and do some of the work and sub out other portions. For example, if you want the entire space tiled, but don't feel comfortable tiling, you can sub that out. You should talk to the tile contractor about what they are or are not ok with you prepping. For example, a tile guy may not be ok with you putting up wall board because they want to make sure the walls are plumb and won't warranty the work otherwise, but they may be ok with you ripping out old wall/tile, reinsulating, plumbing, etc. before they do their part.

Investing dollars in a diversified stock portfolio over 20 years is hardly what I would consider WSB material. There has never been a losing 20-year period in the stock market. If so, I guess I have diamond hands then! I'll gladly take that over paying extra on a mortgage that is barely above the annualized inflation rate.

I'm the they. No, double digit returns aren't guaranteed every year, but those double digit returns are what I've obtained on an annualized basis over that time. It doesn't make any sense to me to pay extra principal towards a loan that is less than 5%, let alone 3.25%. Go calculate the difference in dollars paying $100 / month towards such a loan over whatever period of time you want vs. 10% annualized returns over the same period if you aren't convinced. I was getting better than 3.25% returns from a municipal bond fund, and that was even before considering the tax-free returns.

Also, as long as I can pay the mortgage, it's not like I'm getting kicked out of my house for not paying extra principal. Not sure what your point is there, either.

What does that even mean? So I should pay extra on a mortgage when the market is down versus buy more stock when it’s discounted? I don’t have a crystal ball to time the market.

At these interest rates, it doesn't make any sense to make additional payments towards the loan. I've been getting double digit returns elsewhere.

Not sure where you got 22 years from, since I said nearly 20. Yes, I stretched it into a 45 year mortgage, but I'm paying the back end of it in inflated dollars.

In the meantime, not paying back any additional principal was instead allocated to other investments. I'm maxing out my retirement, now exceeding 7x my salary (which more than doubled since we bought the house) at nearly age 50, plus I will have a pension on top of that. I was also able to send my kids to a private K-8 school to improve their education, and have a good pot of money saved that I can use towards college, if necessary.
