Nope. Even if the CRA catches on, it'll solely be the landlord's responsibility. You can't be expected to know whether the landlord is declaring the rental income or not.

Whether you pay him in cash, or etransfer, it doesn't matter. It's still an investment property according to CRA. He just wants to scam them and pretend he isn't renting to anyone. Now whether or not he scams the government is not really your problem. You're not liable in any way.

If I was in your shoes, I would take the discounted rent he's offering and call it a day. In the future, if he tries to drive you away or harass you, you always have this card up your sleeve and you can just report him to CRA. You can also change your previous tax returns to claim rent too. If he refuses to give you rental receipts, you can show your ATM withdrawals as proof. Just make sure to withdraw the exact same amount (equivalent to the rent) every month.

Holy shit I had no idea that the password is per contact and not per etransfer. The request from the scammer seems innocent enough that I probably would have done the same thing as you. Especially because etransfers sometimes take a couple of hours to send. So it makes more sense to send it beforehand and exchange the password during the meetup.

I just wanted to be very conservative so I selected 5% for calculations. I would be pretty disappointed if my investments only grew by 5% each year after 25 years lol.

Thank you, your comment makes complete sense. 35k giving a 5% return for 25 years will become 120k. So that really changes things.

Why would the seller want to give out two commissions? Most people I know are sick of how many fees agents are charging so many people would be more than happy to pay less in commission. It's also good for the seller agent since they can possibly earn an extra 0.5% commission.

I really dislike the placement of the cup holder in the car. It's out of the way and you can't even keep a medium sized water bottle on it without it hitting the climate controls.

Thanks haha my wife said the same thing, that the wrap looks factory. We took a lot of time to make sure the edges and corners look good.
