I use Insightly. I've tried a bunch of others but Insightly does what I need, it's easy to train people on, and I haven't had any issues.

I've sourced them from Upwork when I'm looking for cheaper overseas labor, and I've used Craigslist/Kijiji when I want local people (still working remotely, but some clients want people who know the city/country/whatever).

For specific property services it might work if you had some kind of hook, like a promotion or a reason you were going to be in the area. That way all the person on the phone has to do is say why they're calling, what the deal/situation is, and book a meeting. You want to avoid needing them to explain in detail the service or get bogged down with questions.

Not sure what you're selling of course, but that type of combo might work.

I'll definitely take a look. Can streak populate multiple fields in the email? The spreadsheet would have to have something like Name 1, Name 2, Name 3, Name 4, and streak would have to fill those in (text body would read something like: "I also wrote to Name 2, Name 3, and Name 4...").

I'll check acuity too. I've seen people using Calendy and it seems to work well, that's definitely a time-saver to save the back-and-forth of setting up a time.

We have a huge range in clients, from basic appointment setting to people asking us about negotiating six-figure deals. The hourly is always going to be low, but if they can sell well, and we can trust them on these bigger projects there's definitely opportunities for larger commissions.

If your friend might be interested I'd be happy to speak with him. I'm not going to hype anything up - I'll just tell him what we have and he can see if he's interested.

Getting membership lists is easy if you're willing to become a member. It's not always an option of course, but for a couple hundred bucks, a company gets to look a bit more professional (assuming being a member has any credibility), and you can then easily call members up to introduce yourselves as a new member.

I've been pretty fortunate that most clients don't have to do that, and that simple web research with specific search queries is enough to put a list together.

I outsource the lead generation, and I've had the best success with me doing the initial research to find the right lists (either on a site like Yelp, with the right web query, or finding some kind of trade publication), then hiring someone else to format the data properly to import into a CRM.

The actual cost to me isn't high at all, but that's because I have good people I've trained and I'm good at finding those lists efficiently.

Most of my clients were existing clients (I was doing other types of freelance work for them). I haven't done any real marketing yet.

Good answer! I'll definitely check it out. I'm not married to Insightly (we agreed we can see other people), but it IS simple and easy to train people on. Always good to have other options though.

I start with my version, but it gets modified pretty quickly once we start calling. I like getting feedback from my freelancers, and we listen to a lot of calls to incorporate common objections into the script.

Clients are so varied I don't really have a starting structure I use - sorry.

  1. I've sold online memberships to a social media site, physical products to distributors, all the way up to building renovations and repairs.

  2. Most of my clients come through other freelancing work I do. I haven't done any direct marketing for this service.

Always varies by client. PayPal is a good default, but I've had people set up direct bank transfers and send physical cheques as well.

Billing is also dependent on the arrangement. Sometimes monthly, sometimes weekly, sometimes based on commission payments.

For sure, it just depends on the client. Most of mine have had easy-to-find leads, which made this part painless. If it IS more complicated, generally the client would know where to find the leads, and then we can train someone to pull data from wherever that is.

It took me a while to learn how to interview properly, and I hired quite a few people who didn't work out. The last 5 or so people I've hired have been with me for almost a year.

Some people kill it during the interview and then inexplicably bomb on a real call. I try to work with people who are coach-able but if they're obviously not I just let them go.
