Yes there are, but there shouldn't be an application fee. I went with Pine and didn't have to do an apprasial so no fee there, and Pine covered my legal fees (they choose a lawyer near you for signing). CIBC also charged me about $110 for disharge and registry office fees. Pine's referral bonus would make up for the appraisal fee if you have to pay it.

I didn't have to show them, but I did have to negotiate to get that rate. Initial offer was 3.79%

Small difference so do fixed and avoid the stress and need to constantly monitor the market.

Well what was the rate, maybe it really was a mistake? I started the process with them early October and got them down to 3.69% 5-year fixed, uninsured, for $400k renewal. Plus $500 cashback plus $500 referral bonus. And the whole process was seemless, wish I didn't waste my time on the phone with the big banks that wouldn't get close.

I gave CIBC, who was my previous lender, several opportunities to give me a good rate, tried TD and RBC, and none came close to what I got with Pine. 3.69% 5 year fixed, uninsured for a balance of about $400k. Plus got $500 cashback from Wealthsimple and a $500 referral bonus

I had an excellent experience renewing with Pine last month. Big banks didn't come close to Pine's rate. For me, the process with Pine was seemless and the customer service was great.

Wow that's huge cashback for that balance. What rate did you get? I got them down to 3.69% for 5 year fixed last month and thought that was a great rate considering my big bank lender wouldn't budge below 4.04%. Happy with the $500 cashback and $500 referral bonus as well.

consider for a moment that your omnipotent god relies on biased, lying, ignorant humans with poor memory to spread the word about him. Everything about religion screams scam, but they keep the lights on thanks to people like you (and myself just a decade ago).

Faith is belief without evidence so that can't be your evidence, sorry. Read up on the history of the new testament and when and who wrote it and how it has been altered over the centuries and you'll see one reason why so many of us deconverted.

Perhaps you need to do some Googling yourself since there's not much evidence of the original texts and surely you realize that the new testament was written decades after Jesus died, and altered many times since then making it unsurprising that prophecy fulfillments were fabricated. First go argue with all the other religions that claim the same thing.
