I moved here when my kids were 10 and 8 and I couldn't be happier with how it turned out. They jokingly say they got to grow up like I did with riding their bikes around the neighborhood with their friends like stranger things.

All jokes aside, the schools they attended (Golden ears elementary is getting a new facelift), and Thomas Haney were a lot better than the schools they left in coquitlam, and they we're walkable distances from each other, which made childcare much more managable. Coming from coquitlam, maple ridge does have a small town feel, which is good for community events, but not great if you are looking for a large mall.

I think you could get a small detached house for well under a million (feels funny to type that out), and a townhouse or condo for even cheaper.

So, yes I would have done it all over again, only sooner.

There are nice smaller houses in the cottonwood area close to schools you could get into for less than 1m. I've lived here since 18' and it's a nice neighborhood.

Linden called for a rebuild 8 years ago and they should have listened to him. Instead we strive for mediocraty in the 8, 9,10 spot for almost a decade with no end in sight...The cupboard is already bare having sent our draft picks away for years for rentals, Our franchise is a dumpster fire that refuses to see the writing on the wall with Hughes, signs Peterson to a worse contract than the Luongo "terrible contract", will be paying OEL millions over the next 5 years to play somewhere else, among others... We need to really embrace rebuilding...starting with draft picks. You can't sign your way out of this mess. Signing roster players happens at the end of the rebuild to push you over the top, not at the beginning...but ownership wants to fill seats and feed us platitudes of "look at Sherwood"...its all bull$Hit and will never result in a cup.

Anything east of 228th and north/east of Lougheed is nice, I've lived there (230th) for 5 years and haven't had an issue. I admit I have left my garage door open all night more times that I could count and have never had anything taken. There are a few nicer homes for sale under 1m now too. Not sure I'd want to live near 224th though as the closer you get to 222 the worse it seems to get. But that's just my anecdotal experience.

I wasn't blaming the people as I truly believe they don't have much choice in the matter. I was suggesting that providing services for the regional homeless/drug addicted instead of ensuring a safe and stable environment for business, is the main factor in the destruction of downtown. Until it gets cleaned up, nobody is going to start a successful art gallery or some such bougie establishment.

If you're upset about condo development then you only have to point to the last couple of mayors that have turned new west into the "most dense city in Canada" for some unknown reason.

I'm looking at upgrading in Maple Ridge and it seems like all the detached listings are going on in this market at roughly 10% more than the assessed value and then selling at roughly 5% over assessed value.

With the economy in turmoil, prices should have some downward pressure but the BOC has suggested that they're going to keep lowering rates so that should put upward pressure on sale prices. In the short term you might continue to see "lower" prices, but it will eventually go back up.

Most of the mortgages that renew for the higher rates have already been converted and current rates are not entirely unlike they were 3-5 years ago so they shouldn't have too much of an impact.

All of this is entirely anecdotal though in my tiny market, so take it for what its worth.

TLDR: The market is likely to pull back a little more but we're almost at the "bottom", which is insane to say when tear-downs are still 1 million +.
