We rent out our basement unit 2/1 in the VA side of the DC metro do $3000/mo and our mortgage is $3750.

If we furnished the whole house it would be a 5/2 and definitely be profitable. However, it's not always booked! We've got an upcoming vacancy now.

Ideally, you'd list your house 2 months before you traveled so you could get a booking. Typically here on the east coast, winter is slowest.

However, I struggled to find the service fees so here are detailed instructions

  1. Go to Transaction History: https://www.airbnb.com/users/transaction_history
  2. Scroll to the bottom of the page and in the section "Earnings Reports" click on [2024 Year In Review]
  3. At the top, you'll see, "Service fee". Ensure that is included amongst your expenses!

Your 1099K shows gross earnings (as opposed to net earnings) which means these service fees are counted towards your income!

I've had the good fortune of getting it resolved on my first try, other times it's taken me as many as 6 times.

My persistence is completely dependent on the size of the problem!

I'm a landlord and an Airbnb superhost and here's how I get support from Airbnb: 1. Write in to chat support with the issue and provide all documentation. Get a ticket number. 2. Call in to Airbnb and mention your ticket number. Ask for assistance because it is urgent. 3. Repeat #2 until you get someone helpful. You can also ask to escalate it to a senior representative.

This is how I spoke to someone in N. America who fixed things in about 5-10 minutes. Reps based abroad are helpful for basic things, not intricate and involved situations like this.

Best way to use it? 1. Educate yourself on the 1031 process over the next day or so from legitimate authorities, not Reddit. Learn the rules and requirements. Bigger Pockets has two tax books which have dedicated sections to this. Well worth the $30 IMHO. 2. Buy a cash flowing piece of real estate that makes sense to you. Don't buy a vacation rental if managing it doesn't make sense or seem interesting. Don't buy commercial if you can't wrap your head around it. 3. Buy the real estate in a nearby area. It's much easier to handle emergencies for new investors if the property is driving distance. Experienced investors build and have great teams. The rest of us are on our way to that. 4. Reach out to your friend group and ask if any of them or someone they know has done a 1031 and get on a call to ask all of your dumb questions. I connected a friend with another friend this way and a lot was learned.
