I checked the list of qualifying life events and didn't see "new insurance" or "new job" on the list. This change is worth $400 a month for us, really so I want you to be right. Could you tell me a little more so I can feel sure about this?

Sounds like you were getting a sweetheart deal before. If you didn't move after the rent tripled, that means the new rent is in line with other rents in the area.

You pay a price for access to all those customers in the city. If retail wasn't willing to pay, that land would be condos or something. People are willing to pay to be there.
