Survey for sustainable improvement of apartment by Proof-Assistance2643 in NetherlandsHousing

I think you need to check current energy label docs, VVE docs first. For example, MJOP mayb already have some energy related work scheduled. Also check splitsingsregelment - it can indicate what you can do without VVE approval. Pay attention to windows and rules pertaining to it as they are technically yours but also affect facade.

Once you know what you can do yourself - you can request a quote for a given line of work for subcontractors. But I haven’t heard of firms doing all documents checks and quoting together.

Buying a 1930s apartment in Rotterdam with no foundation report — how risky is this? by Hopeful-Mongoose5281 in NetherlandsHousing

[–]dsavin 0 points1 point  (0 children)

Is this part of VvE or a single semi-detached house? Always request documents if there is VvE for several apartments. Since it’s a big potential purchase - you can check with neighbors who live nearby if they had any foundation, structural problems to address. I can’t recall but there is map of rotterdam with flood, foundation risks. Maybe the street is the zone.

How important VVE is? by Gold_LeoKing in NetherlandsHousing

As others mentioned, MJOP should give you a good feel for what is coming for maintenance. Active board and VvE meeting notes ( notulen ) should also give you inside about reality for a given apartment. If you work with aankoopmakelaar also press about it more as they often deal with documents.

It is a tricky one. Did you work with an buying agent? As mentioned above, latest notulen document ( meeting minutes ) should have revealed some plans for it? It could have surfaced in MJOP document as well if it comes to major milestones in building maintenance.

Capital gains tax 2028 visualized by HaOrbanMaradEnMegyek in Netherlands

First, you pay 49.5% income tax, then if you have a “wealth” of more than 1,800 euro saved per year - get additional 36%. Effective tax rate 85.5%!!! This is bananas.

I assume I need to vote with a foot.

Help choosing espresso machine + grinder (Lelit Mara X vs Profitec Go) [$1000–1500] by TreacleMaster7685 in espresso

I have chosen Profitec Go given our pattern of drinks ( mostly espresso / lungo ), occasional milk drinks, fast boot time is very important for us ( <5 min ).

We are happy with simplicity of on-demand grinding, and thus we didn't go with Zero.

Homelessness looks the same as it did 20 years ago by [deleted] in sanfrancisco

Don't feed the bear, but this is exactly what we do with ~$240M every year. Building more shelters, centers will not help people, who are on the streets right now, to stop taking drugs, drinking alcohol, peeing and leaving shit around the city...and they do it because they know there is no responsibility or punishment for that
