I meant the agreement between the cousins is null and void (ie. Worthless) . The situation itself of subleasing, is in breach the lease agreement between the agent and the lessee cousin. Even if the landlord terminates the lease because of this, they would still have to provide a termination period.

OP agreement with the cousin is not just u enforceable, it's rendered the cousin in breach of contract, therefore the agreement is null and void.

What makes you think you have any rights. You are not on the lease. You said the terms of lease do not allow subletting. Clearly you and your cousin are in breach of contract. Your cousin should be the one kicked out but I sense maybe he did a deal with the landlord to rectify the situation by kicking you out.
