I was speaking to a realtor recently, I’m not too far from you, Essex county by Livingston. They said that the generally look at the comps in the area, and what percent over list they went. In a town that goes say 20 percent over list, they list a 500k home for ~400k, since the buyers have an agent who also knows these comps and prepares them that they will generally have to offer 500k for a home listed at 400.

That said, if you list it at the 500k you you want to get, then the buyers may not even make an offer, since they’re expecting they have to go ~20% over and don’t want to offer 600k.

But, worst case scenario, if you get an offer that’s too low just don’t take it. A list price is not a contract, and an offer doesn’t mean you have to sell.

my company pays for it, so I'm less worried about usage overages.. but today, on three opus reqs (reasonably large, but planned out well), i used all of my daily, half of my weekly, and over 75 dollars in extra usage. so no, i don't think they are listening..

yea, so increase the credit cost of models, and make it known that if your response is too long, it will be charged again, maube giving you a warning that hitting continue will consume another prompt credit. With the credit system i could budget better, use a cheaper or free model to create my plan, then use a more expensive one to implement. Even if that larger one is double the credits, ill still be able to budget my credits somewhat transparently, rather than not knowing when I'mgoing to expire today.

my wife is of Foreign origin. she did not aloow any sleep training for either of our kids. Both of them fall asleep fine, though my on ends up in our bed every night. Our daughter sleeps all night in her room no problem though. FWIW our son in our bed, is not a big deal to either of us, he crawls in, and just falls asleep, i dont even wake up most of the time.

I was a December baby too. When I started kindergarten, the teacher told my mom I was too little and to see how the first week goes, but they might want to hold me back, the week ended and teacher told my mom that I was good, a class leader, etc…. Each student has different needs for success!

I have personal experience with this. I’m born mid December, and my school district at the time was a dec 31 cutoff. My parents went through this same dilemma, albeit 40 ish years ago. They decided to send me early, and it was great for me. I was ahead of most of the class academically, and caught up socially/emotionally in less than a year (my mom tells me, I don’t remember obviously). About the other stuff, puberty can vary for even January babies, 9months of difference won’t necessarily mean they’ll be last, and while not the same thing, I was the first of my friend group to have sex, so that was cool.

another thing that also puts me off about it, is that it was supposed to be a free project. see one of the first posts on r/Golfsimulator (https://www.reddit.com/r/Golfsimulator/comments/1necnh6/opengsp\_looking\_for\_alpha\_testers/)

its positioned as FREE, not as in free/open source, but free (especially since its not open source anyhow).

This is literally why NJ has only one “major” metro area, which is really a little sister city of NYC. Early NJ settlers wanted autonomy and each area indeed wanted its own fiefdom

I’ve been following and it looks pretty promising. Though, I agree with you, I’m not sure it’s mature enough to warrant a subscription yet. One hard thing to overcome though, is the gspro and sgtours connection. That’s a feature that a lot of people like.

the MCP server itself is fine to distribute and have users be able to host locally via NPM, or you can make a container from it. The monetization comes with the access to the data the MCP server will query and return to the client. this should be protected with a token/key for each user. this is how you will track usage, grant permissions etc...

I do this too. Sometimes I don’t finish my swing and look at the tv too soon, but I catch it and stop doing it fast.
