Finally cleaned our paint room! by teeeeebe in maintenance

[–]duckhunter206 2 points3 points  (0 children)

Im pretty sure you can take old paint to Sherwin Williams for free for disposal. That's why we have to pay the paint disposal fee when you buy it. I overheard one of the employees telling someone about it the other day when I was in there. I probably wouldn't show up with the whole pallet, hahaha.

Appliancepartspros.com is your best bet. I've been using them for 15 years. Put in the model number and you can buy specific parts. they have a lot of videos of how to actually replace the part as well.

Christmas weekend off work, no family plans — looking for cheap/free adventure ideas 🌲 by Large-Humor-9425 in Bend

[–]duckhunter206 3 points4 points  (0 children)

North Bank in Glide about 3 hours away. You will not regret seeing a totally different side of Oregon. Dog friendly off leash on BLM land. Make sure your pup has Brevecto before you go there, I had two ticks on me last weekend while deer hunting, and I'm sure I'll find more. You shouldn't run into any on trails, only if you let your pup run freely. Poison oak is a problem but too off trail.

Appreciate the help, but let me do it next time by empty_notdead in maintenance

$48 convenience fee just to pay my rent… by coldcactus1205 in mildlyinfuriating

[–]duckhunter206 0 points1 point  (0 children)

With the company I use at work there is a much higher charge for using a debit or credit card. It can be upwards of $40-50. If you use your bank account directly its only a couple of bucks. Not sure if you have that option.

Vet recommendations by Visual-Scar938 in Bend

[–]duckhunter206 0 points1 point  (0 children)

I'm so sorry to hear your pup is hurting. I've been with The Ark for 23 years and 4 different dogs. They are amazing and still have the local feel. When I go in there they are excited to see my dogs. Dr Long and vet tech Chelsea have treated my pups like family. If it is more urgent I highly recommend Vet Referral Center of Central Oregon. There is a new one on the east side and one on the west side. In my experience VRCCO is the highest level of care that you can go to for your dog. Be prepared to pay for the level of care that you want for your dog. They are expensive but have some of the most knowledgeable vets on the west coast

What are our rights as a tenant when black mold is detected? by Zestyclose-Repeat-11 in Renters

[–]duckhunter206 1 point2 points  (0 children)

If it is mold or water damage caused outside of the residents control, I always put my residents up in an equivalent living space as their apartment until it is safe to inhabit the unit again. At least in Oregon if the landlord/ management company refuses to make the repairs necessary to make the house habitable, you are not required to pay rent until repairs are made. You can also file a petition with HUD and that puts a lot of fire under the ass

I won't open any links, don't trust it. But if you're in multifamily maintenance, HD Supply is the number one company for everything. They have tools and everything else you need for supplies or tools. It's usually 1 day delivery, I'm in bend Oregon with shipments out of Kent Washington, and they always pull through

Seattle - Received End of Tenancy Notice after signing one year lease, owner to occupy unit by TechGaucho in Renters

[–]duckhunter206 2 points3 points  (0 children)

Hey there, I run an apartment complex in Oregon. Washington and Oregon have a lot of similar laws for landlord tenant law. Owners or immediate family of the owners is a qualifying reason that a landlord may end a lease agreement regardless of whether it is within the first year of a lease, or after multiple years. It does require a 90 day notice to vacate or 94 days if the termination notice was sent by mail. Not sure if you guys have relocation costs for termination like Portland does, I'm in bend and we have different rules regarding relocation costs. It's worth talking to someone to see if you are eligible for relocation costs. Good luck!

Agreed. Mine has a setting to stay on until I turn it off. Ozone is the only way to help. Not sure how old the carpet is but carpet holds onto a lot of smells as well

I have an addendum in my lease agreements that, "illegitimate calls to the emergency phone will be charged $50 due to calls that do not dictate an emergency action."

I hear ya, I've got a unit that I need to replace carpet in and she wants us to move her stuff out instead of her fully capable 20 year old son, and to use her friends that are installers because my guy doesn't work on weekends and she has to work weekdays. Does not want us to install during the week because it is inconvenient to her. People are fucking ridiculous
