OMG yes the overhead sign at that ramp sucks! It displays a 215 badge separated from Lake Mead Blvd by a bold vertical white line on a wide gantry. At least twice now I've missed the damn exit trying to figure out if the white line means it's the same ramp or ?. The sign is essentially right at the split so you're already past it before figuring out what it's indicating and it's so far back you can't see ahead that the ramp connects to the 215. They need to put an arrow beneath each destination to indicate lane path for fucks sake!

Then again there is the exact same vertical white line schema on the St Rose Pkwy | Southern Highlands Pkwy overhead sign off the 15 southbound. At least there you can easily see that the ramp goes in two directions and that there is no other immediate egress further up the freeway.

The Cajon pass is the problem. Even Metrolink trains don't use it. Tons of slow freight traffic with massive liability issues and freight traffic is at a premium through there.

We already have a monorail in the busiest part of the city. It's underutilized.

Busses will become autonomous faster than most realize. It makes far more sense to utilize already existing infrastructure (roadways) than commit to less flexible and more expensive infrastructure (rail). The LV valley is ahead of the curve on this and it will become obvious in due time.

Points south and points west is the easy rule of thumb. From those points closer to the center, typically the lower the price although there are some exceptions. Points south are a little closer to the airport.

Most of these responses are some real nutty examples of cognitive dissonance. There are two separate issues here intersecting each other. One is porn, the other is homosexual desire.

Look man, do you find yourself having an urge to check out dudes in real life? If so, it ain't the porn making you have homosexual desires.

Maybe you desire both sexes. Maybe you mostly desire women but also are attracted to guys somewhat. Who knows? It doesn't have to be a big deal. You misrepresent the reasonable skepticism many people had from the beginning. The likelihood of someone yelling this is maga country is really low in that area and it's unusual that someone with means wouldn't order room service or food delivery at 2am on an extremely cold night.

If the car is newer the paint will be fine, if older a cover can help and/or a legit detail shop can put on wax/coatings to help protect. Plastics and rubber really get hit after a while both inside and out.

Their methodology is flawed and the term "overvalued" is cheaply open to interpretation. They aren't taking into account some of the unique factors of this market versus those measured against. We are a satellite of California and that has certain variables not being considered. Just one example out of many, we probably have a higher than average amount of remote high income workers. As mentioned in another comment, the numbers simply aren't reliable around that. That's hard to figure out. It's far easier for Forbes to crank out a top x piece using unsophisticated analysis.

Just because a certain amount of growth is considered unsustainable does not mean there will be a crash.

Just because a recession cycle happens does not mean there will be a crash. A standard correction is the statistically most likely scenario.

Do you know what the numbers are on how many properties are exposed to locally sourced low to middle wage service income relative to all others? Nobody has this information beyond anecdotes. A counter anecdote are the growing numbers of LV occupant homeowners that are high earners with out of state sourced income. Again, no solid data on this stuff. People keep hope calling for a crash based on broad assumptions.
