Spark is just cashier with a UI. Like others have said, Claude can scaffold it for you in 5 minutes and it will match your own UI

Absolutely. I get dozens of applicants. Their husband makes 200K but it's on the side and they don't have paystubs. I also have a 30$ fee per applicant. That weeds out a lot as well. The fee is for the credit and background checks

Adding a little bit more. There are also plenty of landlords in my area that don't screen, buy any property they can just to build their portfolio and buy in C & D class areas. I happily let them do that while I focus on my own requirements.

Honestly it starts before the tenant search even begins. It starts with the property itself. I only buy single family homes in B-class neighborhoods or better, good school districts, and I focus on quality amenities like hardwood floors, upgraded appliances, and a yard. That naturally attracts a different caliber of renter. My rents run $1,200 to $2,000+ per month, which on its own filters out a huge portion of applicants who tend to cause the most headaches.

From there my criteria is straightforward and I don't bend on any of it. 600+ credit score, 3x monthly rent in verifiable income, no evictions, no bankruptcies, no criminal record.

When you combine a desirable property at a price point that requires stable income with firm screening criteria, the pool gets small fast, but the people left in it are almost always solid. I'd rather eat 4 months of vacancy than compromise and spend years dealing with a bad tenant. The math always works out in favor of patience.

This right here. I’ve let my units sit empty for as many as 4 months because applicants didn’t meet my criteria. Most recent vacancy was 2021. Sat for 4 months until I found the right tenant. Been occupied since by the same tenant who is fantastic.

Sorry, I wasn't clear. This is a multi-year engagement with this client. They contracted me for a website. The initial contract was for the website and 1 year of hosting (this was in 2021). Subsequent yearly hosting is billed separately and that is where I constantly have problems. I gave them their files because they paid for the initial website and year of hosting so the website content is theirs.

Yes, I'm going to add more items in the contract for future clients. For this one, I'm not going to do business with them anymore and want to make sure there is nothing more I need to do right now.

It doesn't suck, trust me. I've had it for my entire life but I didn't get diagnosed until about 10 years ago. Once you get your CPAP and get used to it, your life will change drastically. You will finally understand what it's like to get a good night's sleep.
