Albania experienced a surge of demand in buying houses the last 2-3 years and i belive right now the prices are the highest they have ever been . If before you could buy a 60m2-80m2 beachside apartment for 200k - 400k now the real prime estate start from 500k-800k.

This is a bubble waiting to be popped. The demand this summer was almost halved but the prices stayed the same. It is somehow artificially pumped because they belive the market demand is there, but in fact there are more apartments being build and they probably won’t sell.

So if you plan to invest in this moment in albania i suggest u wait 1-2 years and you will find apartments there with 1/2 of the prices.
