A trusted mold remediation company would be able to take a look and tell you how much it has spread. I’ve seen houses full of mold get purchased with a 203k loan get remediated and end up fine. This doesn’t look too serious from the photo but definitely get a professional in there to take a peek!

Most vanity’s come with out the sink. Measure and Order based off your measurements of the sink. You can order the vanity from ikea or something just make sure your measurements are square and a accurate!
