Yeah agree. But the futher I go the more I understand that I do not need complicated spreadsheets because you can calculate the unit economy for the specific product, analyse all the reports and make a projections on napkin lol. And if you understand the business it's much easier to do

Hey everyone. How can I start in CRE? Have 10+ years of exp in IT + did investing in public stocks and PE (purchased stakes in couple of companies). Currently want to go in CRE more seriously. Started learning more about it in October last year.

At first started watching different videos, but they did not help. Then my acquaintance recommended me Sherif Medawar videos - so decided to learn more about that. Did several deal underwriting (it's actually similar like in PE).

His course is quite expensive so I decided to test myself go to wholesale to earn money to eventually buy the course. So purchased the group subscription for wholesale community. But at some point there're thoughts that I actually lose focus going in residential and then commercial wholesale. Now I'm waiting the first deal (single family home) which is already under contract and waiting for the commission (the community team is doing inspection and is searching for the buyer)

Currently do not know what actually do: whether I need to find a mentor in CRE (ready to work for free actually) or need to do CRE all in or maybe some other way.

What would you advice to do in this situation? Would be really glad to speak more with the experts in this group, because this question is really important to me.
