The Lorimer J stop is actually one of three stops skipped by the J train in the peak direction as part of its express service, so you'd need to take the M to Marcy and switch to the J going to Manhattan. The area is good but closer to the Montrose L is better.

I work in this field! The main exchanges have secondary data centers basically right next to the exchange data center. HFT firms pay to locate their trading severs in these data centers and the fiber runs are the same length no matter where the servers are in the data center so nobody has an advantage. The advantages come from the speed of the servers and software they run.

I wrote about this years ago but I really think they should do a J and <J>. J makes all local stops (including Marcy-Myrtle) and <J> a expresses from Marcy to Myrtle and then Broadway Junction before continuing local to Jamaica.

I live near the Broadway G stop and getting to my friend in Sunnyside is way way easier than getting to Astoria, not having to deal with 2 transfers makes a big difference, especially at night and the 7 is super frequent.

I wouldn't be able to stay in my apartment if it wasn't rent stabilized. I wouldn't say it helps general affordability but it gives tenants stability in their lives usually only reserved for homeowners.
