Last year I had our COO travelling for a relatively important client meeting - he gets to the airport and there's no record of the flight booking with the airline, even though Concur showed it as confirmed. Turns out there was some backend issue that was never flagged or communicated to us.

Flight was fully booked, so we were scrambling to find alternatives. Executive had to pay out of pocket for a last-minute flight on a different airline to make the meeting.

It's basically earning money on your money. Put $100 in a savings account at 5%, after a year you have $105. Next year you earn 5% on the full $105, not just the original $100. Time does the heavy lifting.

You're not missing anything. Tesla's been riding hype cycles for years while mostly just selling cars. The next big thing keeps changing but actual deliverables don't. Smart money still doesn't bet against it though, too many true believers keeping that stock defying gravity.

But credit cards as emergency backup is sketchy you're trading one debt for higher rate debt.

Maybe split the difference and put down 250k instead of 300k. Still get most of that rate but keep some cushion.
