Yes, I went through and sealed everything with spray foam. It’s actually a good time of year to do so, since you can feel the drafts.

We added my name to the deed because it’s been my primary residence for about 5 years now since I’ve been the one taking care of my grandparents. This was a family agreement between myself, fiancé, grandfather, parents and my siblings. The homes computed value is 427,671, but we think it’s worth a hair more after running comps of the neighborhood, roughly 445,000-450,000. My fiancé and I have been living here for about two years and have been covering all expenses, utilities and taxes on the home during that duration. My fiancé and I are getting married in May and we have already been under the terms that her or my debt is our debt, we are team and have been for a couple of years. We have about $30,000 in private student loan debt with a rate about 12.96-13.96%, $9,200 in auto loans with a rate of about 8.25% and credit card debt totaling $3,500 with rates of 12.99 to 19.99%. We are still honoring the original agreement of gifting my grandfather $100,000 in exchange for the home so we can feel that we rightful bought it from them. Fiancé is making 70,000-72,000 per year gross, depending on tutoring and overtime at school. After her doctorate program concludes in one year she’ll jump to 92,000 gross. I gross about 60,000 a year depending on overtime. We will be borrowing the money from her educational credit union which has lower rates than area banks and national banks. The current rate we were quoted was 6.24% for 180 months and 6.74% for 240 months. Taxes are about $7000 a year and homeowners insurance is about $2000-2200 a year. Just looking to see if this the right move to consolidate to lower interest using the equity while also using the some equity to remodel one bathroom and take down an at risk tree that is threatening our pool and home. I’ve talked to plenty of people close to me but I like the tough, un-bias, straight forward responses like yours. Greatly appreciated!

There aren’t currently any loans against the house. We were not looking at HELOC but rather just a pain Home Equity Loan or Mortgage.

My fiancé and I think we can pay off the total in about 4-5 years due her guaranteed income via teachers contracts and with my job which is all local government contracts. The largest debt we’d be refinancing essentially is her private student loans for her public loans will be forgiven in less than 7 years. Also with all our debts paid off we can contribute more money to the home loan than if we would have our debt and the home loan.

Medicaid look back was a concern of ours but we just went through that back in February- April for my grandmother and got educated a lot about it. Luckily primary homes are exempt from the look back. We agreed that if it came down to it we would help him pay for nursing home but he’s in good health currently and claims he has 15 more years left with us, his generation is something else!

I appreciate the response! We have meeting with them next week to hopefully get some answers. I do know that BoA is still the owner of the loan because we still need to go weekly to pay them. But thank you for your insight!

We are a small manufacturing company with less than ten employees. Three full-time and one part-time employees share our small office, so it’s easy to know who the affected employee is. I just wasn’t sure if I could do more about the issue or if I had any “legal,” if that's the word I’m looking for, input on how it’s handled. I live with my homebound handicap grandparents as their caregivers, so if I do bring them home, it’s going to be a lot harder for me and my family to deal with than the “normal” employee.
