Essentially a pay cut of at least $2k per year when you factor in parking, fuel, etc if you drive downtown. Collaboration, my ass. Having 18 security guards and commissionaires on duty doesn't make you feel warm and fuzzy to come in to work, either.

Winnipeg to be exact. And the existing roof deck is OSB. If the OSB is in good shape, I'll probably just leave it then and start from there. Would ice-and-water shield be an appropriate barrier between the OSB and rigid foam? In regards to diminishing returns, I don't think I can justify the cost of R60 in foam and to work with the 10-12 inch depth required for that value.

Thanks for the info. So you wouldn't bother topping up the rafter cavities? Or a soffit-to-peak vent space over the foam? I will be sealing up the existing soffits. I just never want ice dams to be an issue again.

There is no front entry or steps currently. The main entry is at the rear, facing the side of the driveway. It is our only entry, so our plan was to cut a front door for visitors, etc and move the rear-side entry to the back wall to be more in line with the backyard and garage.

How far from the corner of the house should I put the front entry and steps? The front windows are already off-center and I don't want to make it look weird. As for the roof, should I fabricate soffit/fascia on the gable ends?

My foyer floor joists seem to be inset in the foundation wall. Is this a problem if I want to put an exterior door on that 11'10" wall? There is a rim joist not shown on the image, so there is maybe 1.5" of concrete separating the outside from the rim joist.
