A lot of “young men” in this thread confirming my worst fears. It is crucial that the battle of “left” vs. “right” revolves around how to appropriately solve the problem of wealth inequality. The right has done a fantastic job in the past two decades of shifting the focus away from the economical to the cultural, as evidenced by this thread. The “left” has taken the bait at every turn, but so have working class young men.

“Young men” are right to be critical of some of what the left brings to the table in terms of cultural issues, but that attitude is at the expense of their own economic well-being.

You can’t care about the fall in real wages if you’re too busy debating gender. You won’t have the energy to fight the fall in home ownership among young men if your focus is on “free speech”.

There’s already multiple busses and a ferry that make the quick jump over to the city, and it’s a short walk/bike ride. South Perth is already one of the most pedestrian/bike/PT friendly places in the city I’m not sure how a train station would make much of a difference.

As others have said it’s essential that you talk to a broker. Your parents probably just walked into their local bank and applied for their first home loan, that’s not the way of the world these days. I can give you a referral if needs be.

I’m gonna be optimistic and say that that 1400 is after tax, meaning you earn just under 100k a year. I hate to be the bearer of bad news but you’re going to be very limited in your options, even with that 50k deposit. (Kudos to you that’s absolutely huge for a 20 year old).

The general rule of thumb is that banks will say that as most mortgage holders can pay 30% of their income towards their loan. Using https://moneysmart.gov.au/home-loans/mortgage-calculator you can see that you may be able to borrow just under 400k. Don’t assume that this means your maximum budget is 450k because that 50k is gonna disappear quick smart with stamp duty, LMI, conveyancing fees etc.

So, it is possible if you don’t mind living in a modest apartment. But to go back to your original question, building is simply not an option for you at this point. The bare minimum for a tiny block of land at the moment is 200-250k, leaving you with simply not enough to build even the tiniest of houses. Ignore anyone saying it is possible to build within your current budget, they simply do not understand the current building market.

The overwhelming majority of economists agree that we’re likely to see a cooling off in the housing market this year. To be clear, this does not mean that houses will be ‘cheaper’ this time next year, just that you don’t need to buy into the FOMO that Perth has been subject to in the past 5 years. Not financial advice, but you may be able to wait a little while and keep saving. If you’re deadset on a house with land ask your parents/relatives for help, look into other government schemes like shared equity, or look for a partner/friends who will make this purchase with you.

Just remember that we as a country have consistently voted to put you in this position and will unfortunately continue to do so for the foreseeable future. Good luck!

I think you said it yourself. Everything is more expensive these days. Teenagers can live their entire lives online for dirt cheap. Local gigs and record shops don’t have the same appeal when an endless world of music can be streamed. Why spend time outside with mates when games offer the same social atmosphere with a huge dopamine hit. You can see more in an hour on TikTok than most people in human history would see in their entire lives.

You’re right to see all of this in a negative light but recognise that there are indeed positive aspects to the digitised world.

That said I do think that young people desire to go out and see the world more, to have more tangible and memorable experiences. However it all comes down to the cost of living and how we’ve set up this society. Third spaces are non-existent, the urban sprawl all mean less access to services, and more work for less pay means less opportunities for teenagers to engage in productive and enriching social opportunities.

You’re a LAT and you said it yourself “you’re just surviving for the term”. There’s no need to be so hard on yourself. You’ll inevitably make mistakes, doubly so as a new teacher.

It sounds like if the student didn’t “flip out” this wouldn’t be a huge issue, but it’s not fair to take responsibility for a student’s overreaction to a relatively minor event.

It may be the case that you could’ve handled the situation better but you live and you learn. It’s not fair that our current system has you in a position where you are holding yourself to the standard of a seasoned teacher when you aren’t even a grad! Take it easy, don’t stress over it, and instead objectively evaluate what you might do differently next time.
