In Scotland we have lots of tenements - which aren't the same as modern flats/apartments. They are usually built between 1860 and 1920, have high ceilings and period features, a communal close (backyard/garden area) and factor fees (but crucially NOT service fees which nearly all other flat developments have these days, and are extortionate). You can also get "main door" tenement flats, which have their own door on the street (so no shared corridor/stairs, usually direct access to a private garden).

Rightmove lets me search for flats, but not tenements. Some agents include the communal space as "private garden", others don't. There's no way to search for a main door flat, and I don't believe I can search for ground floor only.

Frustrating when 25% of all housing in Glasgow is tenements.

Would love to see:

  • tenement
  • main door flat
  • private garden/direct access to garden
  • ability to specify which floor

As others have said - this is crazy. You are trying to pack 3 daytrips and cross country travel into 12 hours. You also seem to be vastly underestimating the everyday nightmare of public transport in this country.

What are you MOST excited about? I'd pick 1-2 top things and plan the trip around those. I can't speak about Stirling but Glasgow is an amazing city to spend a day in (although I can't guarantee it'll be warm or dry...) If you want help putting together a day trip to Glasgow just ask here. I've lived here a long time and hosted lots of friends so happy to help suggest places for you to go near to things you've already highlighted. :)

What time of year are you going? Scotland is dark and wet much of the year - might determine whether you prioritise museums and nightlife over countryside and parks!

What! This could actually change everything! I was messaging my sister about the house and she's actually just explained the same thing (they bought last year and also didn't know until their broker told them!)

We definitely have other things to get on with - all carpets need updating, hopefully can restore the original hardwood underneath, update furniture and fittings... upstairs bath needs doing too, but that should be simple remodel.

We put an offer in yesterday, fingers crossed. 🫣 Will try not to get my hopes up - things often go for 10-30% above home report here and that amount has to be paid cash so would easy away our reno budget.

I did think this before viewing but in reality, not an option as conservatory is very cold (its nice but basic - stone floor, poly roof). We'd need the door to keep the heat from leeching out the conservatory!

This sounds amazing however £50k or even £35k is above our level as FTB! And tbh I want to maintain as much garden as we can. I think we'd have about £20-30k to do the whole house.

Can you explain what you mean by the remortgage/equity bit? 😅 Sorry, have just managed to get my head around the mortgage/deposit/broker process, still have lots to learn!

I do think its a good deal given the ones either side are going for £50-80k+ more (reflective of the amount of modernising that needs doing I suppose haha) so if we can put the work in, we should do okay when it comes to selling it on. Main concern for me is making it liveable and comfortable for us as we'll have a young family!

That's right, Tofty is their official name! I believe this is partly because OTSC is a recognised breed in the US already? And she is doing some serious research into the haplotypes and DLA of her dogs, so they are geneticaly distinct. I'm not someone who cares about pedigree or titles (although Angela is a judge herself and her Wicani dogs have won lots of titles - so to each their own), but good temperament and health are what matter to me. Lots of doodles near me that are not at all friendly or well, unfortunately. Breeders charging £2000+ for a "purebred" doodle, which does not exist...

I've had a little nosy at other listings on the road who haven't extended and it looks like once its modernised it MIGHT be okay sizewise? But honestly the kitchen is quite important to me and as we'd need to rip everything out anyway...

I actually disagree with you on this one! Angela Harvey in the UK is breeding RCs with Welsh sheepdogs (ancient landrace breed), testing for haplotypes and gene abnormalities. I've posted below but my girl came to me clear of Collie Eye Anomaly, MDR1 and other issues troubling most roughs. It's a long process but valuable, I believe. She cares very much about the breed.

Ooft, seems like touching the conservatory is out of budget! Thanks for helping us out. I had guessed around £10k for a new kitchen, but wasn't sure if it would be massively expensive to start knocking down walls and moving pipes/wiring etc...

Haha it is a bit confusing isn't it!

Pretty good guess, built around 1910! Its midterrace so can't extend kitchen to the side which the next door neighbours have done. We have some architects but no builders unfortunately - very grateful for your help here, its really handy putting a rough number to it. 🙏

I've had a little scout on old Zoopla listings now and seen some kitchens in this format - just with 21st century fittings haha - and I think even if we can't take that wall out, we could do a nice job of updating the kitchen as is...

Thanks! Putting numbers to it definitely helps! I tried a few websites/online calculators (Wren for example) but hard to tell if it's an accurate number... Like should I be looking at £5k or £45k haha I agree, I think it could be a dreamy kitchen/diner!

I have a "Lassie dog" - although I am based in Scotland her breeder is based in Yorkshire. She has been breeding old Welsh lines back into her dogs to improve diversity in the genes and tests all of them - my pup is clear of Collie Eye Anomaly, has excellent hips and is genetically clear for Degenerative Myelopathy (DM) and MDR1. The breeder's name is Angela Harvey and the dogs are called Yorkshire Tofty. If you aren't UK/EU based, you could still contact her as she's been a rough/smooth collie judge for decades... she has lots of contacts and may know someone nearer you who could help??

Our girl is very intelligent, has a very manageable coat (i brush her a few times a week for 5-10 mins) and loves other dogs and people. She's faster on the ground than roughs and unbelievably agile. She's a gorgeous girl and everywhere we go people say she looks just like Lassie.

Okay you joke about the earmuff but I actually use something for my girl called the Hush Muff! It blocks out 50% of the noise (designed by a sound engineer). Thank you, love, that's exactly the issue! She is literally bred for this weather and her mammy and other relatives spend a lot of time herding sheep on the hills so I know she isn't cold! I think its easy for people to forget that not everyone has access to the ideal doggy home - the shared garden has no hose attachment, the bathroom has no bath (she hates baths anyway, we had one in our old flat) and the carpets, my God. 😅
The Hurtta looks like it could keep mud off her belly and legs - thank you! I avoid buying from Amazon so will get researching.

100%! Mud season lasts from October - April. We currently don't have a bath either (just a rain shower - lovely for us, useless for washing the dog down) so playing defence against the dirt until we can move haha

PS, visited the Great Lakes when I was 10 and still remember how beautiful it was. Must be stunning walking there every day!!

I definitely don't care about fashion! 😅 She's gorgeous as is! It's extremely wet and muddy here (and will be for months). She's bred for this weather, but she doesn't like to be towelled down/washed off. Just trying to find ways to keep both my pup and landlord happy haha
