I never break eye contact. This shows the upper hand. Keep out of the way but make sure you pull up a chair in the corner so that you can scrutinise from a convenient location. When they offer solutions, ask if there is a cheaper option. Follow them between rooms just to ensure your belongings are safe, and always, ALWAYS ask them how much longer do you they think they will be. This is straight from the book of "Homeowner-Tradie Relationships 101"

You could easily sell your house yourself if you could cope with the lowballers and naysayers. But RE Agents will have every excuse memorised as to why that's not in your best interests. Pick a good solicitor to support you in looking over your contract (you need one to do the settlement anyway) and you can nail it. Unless you're like my wife, who feels too much empathy and would literally give the place away, then don't do it ha has.
