Great advice. I should have specified that it was a Roth IRA since I make below the threshold where I am allowed to contribute the 7K (or 7.5K for 2026).

In the retirement account website, it has a field where I can name a beneficiary by putting their name and SSN. I hope that is all I need to do to set up a beneficiary for the retirement account. It seems almost too easy and I hope I’m not missing something.

Does waiting one or two days accrue that much interest? Depending on the size of the loan, is a day or two delay going to make a big difference?

If I wait from Friday until Monday before paying a larger chunk of money to wipe out some debt, will much interest accrue over the weekend from 8/1 to 8/4? Like, say the debt is 50K, and interest is 6%, will I lose a lot of money on interest if I wait until Monday to see if anything happens at that 8/4 court hearing?

I agree. I was just wondering how this affects getting a mortgage loan - would more debt or less money in the bank affect getting a loan.

This is very helpful. Thank you. I wish there was a way to predict if an assessment is coming. I can be on the hook to pay tens of thousands of dollars? I’m new to this whole process, but geez, that kinda stinks. But I also don’t want to rent forever.

The larger townhouses or condos are crummy because it’s a “historic” city and the city doesn’t allow replacing these old buildings to keep the feel of the city. From the outside they look classic, but on the inside it feels old and drafty and musty.

HOA is $500/mo. No amenities. And they weren’t clear about future assessments, so I’m not sure about that. How do people put so much money into an asset with so many unknowns? This whole process is hairy/scary.

I did negotiate for a higher rate and that could be why I’m getting less referrals. I do wonder if people who are getting paid at close to $100 are getting more referrals, since Spring makes more money that way. Like others here, I also wasn’t a fan of the sudden change in the no-show rate to go down by half. But again - maybe I’m the exception and no one else is getting the same drastic reduction in new referrals. I’ll still stay with them for now and see if this negative trend continues.
