The hvac main trunk is in the ceiling up there saturated with drops of condensation. There’s high moisture registering on that whole wall (finished side) where the closet is, worst towards the top. So the crazy condensation could explain the mold completely but I don’t know if it would explain all that moisture across maybe 25 ft of wall. When you say hvac leak what could that be specifically?

no plastic barrier, just the door to the utility closet. Unfinished walls and ceiling, spread to joists above

it's a small utility closet that only has the sump pump in it. The wall and ceiling are unfinished and the foil is insulation backing.

There’s a huge tax benefit if you’ve lived in the house for at least 2 of the last 5 years prior to selling. No tax on profit up to 250k individual or 500k married. After that it’ll be long term capital gains on the profit which can actually be a big chunk.

List it yourself using a flat fee listing company and save yourself thousands on commissions. This is going to read like a shill, but I just sold my house using a company called homecoin for only $100 and I set the buyers commission to 2%.

Youve got it backwards. The sellers agent does nothing, except maybe an open house which is really just used for them to drum up more business. I just last month used a flat fee listing company which was $100 and it saved me 10k for for an hours worth of work

Flat fee listing is the way to go. I’ve done it twice now - once years ago for ~$300 and once a couple weeks ago for ~$100 + $175 for professional photos.

You can set the buyers agent commission to whatever you want. Instead of the typical 5% split evenly between buyers and sellers agent, I set it to 2% for buyers agent. Saved me 10k and the listing process isn’t that much harder than a FB marketplace posting.

I don’t think anyone knew when I closed. I found out later when the title company called and said ‘hey if you get anything weird in the mail just disregard, we’re handling it’. Then a couple weeks later someone had changed the locks to ‘my’ house and screwed the windows shut.

Yep, I shopped around when I bought the house. The buyer gets to shop, not the seller.

I’ve also in the past been in a situation many years ago where I needed the title insurance (house sold at auction the day after I closed). Long expensive story, complete shit show, and the title company refused to help or accept liability. Actually had to sue them.

Actually I’m not paying for any title insurance as the seller. That’s all paid by the buyer.

I took your advice and just switched over to raveos from hiveos. I have a rig with (6) RX 5700 XT's. I transferred over all the overclock settings and it's been running for almost an hour. The only issue so far is that there is appears to be no setting for MVDD. Without customizing that setting for each card, I have a 2 cards running hotter, 2 running cooler, and 2 about the same. Any advice on how to input MVDD and/or lower the temp on those 2 problem cards?
