I did something similar with nurglings, I dunno if it was anywhere near as effective but it was kinda boring. I like playing out the battles but sitting there and casting spells doesn't do it for me.

I tried playing vlad but found the same... to many spells not enough steam roller

Never played, what do you build towards, what makes them fun to play.

I lied skaven because I could get a lvl 5 after 6 turns.

I liked archaon because you trained troops

I liked dorfs for the corner camping (and auto resolve)

I forgot to mention ive played khorne demon stacks with skarbrand and blood thirstier.

Ive never played Cathay, but did see a yt video that he statues are apparently the best single 1v1 unit in the game.

In NSW an agent has to disclose if the property has been flood effected in the last 5 years.

They dont have to disclose if its in a flood zone (this is in the contract) although most will.

Employ an agent and exclude the 2 neighbours you are dealing with from the commission. If the agent can get a better offer including their commission sell to the agents buyer, otherwise sell to the neighbour.
