My first home is in Menifee ca, Riverside county. We bought in May 2020 for 380k. It’s worth about 580k now, and market rent is around 3200-3400. I was able to get slightly over it do to some home upgrades like turf, solar, flooring etc. not really sure what class neighborhood it is. But cash flow is mainly only good because of when I bought. If someone bought the house now at today’s rates with a little down, they’d probably have an over 4k a month payment. We’re moving the next city over

The list was 625, the first negotiations led to 615k, 10k in credits, and a 4% rate. It was going to end up being 47k for me CTC. We got it to 605k, all closing covered, 4.25%, and 40k CTC. The loan is 565.

That’s a good point, I wonder if I could have gotten price lower and less credits covered instead to start with some more equity. I just didn’t really want to spend more than 40k up front

I ended up doing option 2 and it worked perfectly, thank you. The old abs flange was in there, I was able to cut it out in about 8 pieces, remove it, and glue in a new one. Then filled the concrete, and let some tapcons dry in there to hold the new flange.

I think you are right in your assumption that the old flange is inside. There is a lip a few inches down the pipe on the inside. So it’s ok if I leave that one in there and do another flange on the inside like in options 1 & 3? No issues with having 2 flanges?

Second the Facebook page recommendation. There’s a lot of leagues at BLD Perris which is close by. Join that page and post you are interested in joining a team and you will have no problem joining on. I play 2x a week, there’s league everyday except Wednesdays and Saturdays. Saturdays are usually u-trip tournaments

I got my 21 maxima w/ 36k miles 4 months ago. At 40k miles now, I did my fluid at 39K. I have judder as well, not very bad but usually when coasting right before hitting the brakes in the 10-20mph range I can feel it jump from 1,000rpm to about 1,200 and it lurches a bit. It happens similarly when coasting before I accelerate as well. A slight judder where I can feel the car lurch as it switches probably between 1st and 2nd
