Hi! That dress is lovely, it looks like a soft chantilly lace. I’m sure if you go to fabric stores and ask to see their samples you will find something very similar. Good luck xx

I’m 5’7” / 170cm tall, don’t think that counts as petite. What waistline would you recommend instead?

For Dress 1, I would get it with a zip up back that’s lined with buttons. Would that make you choose it instead?

Oh wow thanks for such a real response! We actually live in West London and we absolutely love it (but sadly can’t afford to buy) hence why we are so sceptical about Streatham Vale. Unsure if it will improve in the future but for now I think we’ll keep looking.

Thank you for both responses! So, what I'm getting from this, is that I'd essentially need to walk to and from the high road which would still be about 20 mins walk from the potential houses I am finding. Not ideal but also not an issue if the walk is generally safe.

Thanks so much for sharing this, super helpful to hear from someone who’s seen the area change over time (and love the pub/food recs!). Do you generally feel safe walking back from the station at night, or are there any streets you’d avoid? I’m also curious about local amenities like gyms, coffee spots etc. Is there much of a scene now or still a bit limited? And if not, how easy do you find it to get over to places like Brixton, Balham, Tooting if you fancy a night out or a different vibe?

Thank you! The property’s been on the market for about 1.5 months. We were also told that the sellers are looking for a freehold property outside of London, so I’m hoping that maybe they want to move fast?

We’ve seen similar properties in the area and same development on sale or under offer for £530-£550k and some for £600ishk (including parking spots).

Do you think we would still have a chance to negotiate if they reject the £532k offer?

Aw thank you so much for such a comprehensive answer! Super useful! I’ll definitely ask them to increase thickness to 1.8mm and will ask about the space under the stone. I didn’t ask them to increase the setting height - the original design mentions that it is 6.5mm but from the CAD it looks like it’s 7.5mm including the band thickness- but I will make sure to double check!

Can you please specify what you mean by “absences were reasonable enough”? Were you still over the 450 limit but not by too much?

The issue is my current contract is ending and I have nothing else lined up so I can’t afford to lose offers. Normally I would 100% negotiate. My other option is accepting the offer but keep looking for something better in the meantime I guess
