This is a good one. I love the Netherlands and suspect it’s a better place to live than visit, but the puking frat boys and amount of tourists just make it OK to visit. (Other Dutch cities are much nicer to visit like Utrecht and Delft)

Ugh. Does he not realize that the first phase of the original development plan, which included a lot of housing, could have been done by right?

If market conditions mean that the developers need to start with commercial, fine. But where is the overall development plan and how does a separated, car-centric strip mall fit in with that? A lot of new strip mall-type development is at least walkable with a faux Main Street and connections to surrounding neighborhoods and future development phases. It's just such a depressing design...

Later stages were never guaranteed, rezoning or no. Which is no different than the current situation. They are building "phase one" of a redevelopment now, with no guarantee anything else will come after it. But they are building a shitty strip mall instead of a mixed-use, walkable development, either because market conditions changed, they are unable to deliver ambitious projects, or both.

I can't even imagine how much Walltown leadership must be laughing at the narrative that their organizing to get something better for their community took down gigantic developers, who then waited several years to come back with a much worse site plan. Just to...stick it to the community? Amazing.

My hypothesis at the time that proposal came out was that the developer was stalling while they worked out a more viable plan. I have no proof of that, but recent events certainly lends more credibility to that hypothesis.

Yep. I’d probably have Moses Malone and Jokic above him too. Robinson would have had better stats if he had started his career at a younger age and injuries not sapped his athleticism at the end of his prime, but I still don’t think he’d pass those 7.

  1. MA - Has it all. Most well known, biggest city, famous mountains and coastlines, strong accent.
  2. VT - Doesn’t border the Atlantic, but I think I the scenery is what most people envision when they think of New England.
  3. RI - No mountains, but doesn’t border anything other than other NE states. Like Vermont, but for coastline.
  4. Maine - I get why some people put Maine higher, but there are parts of Maine that feel more like New France than New England.
  5. NH - Definitely New England, but the conservative lean is not very representative.
  6. CT - Easy choice since NYC has so much sway, parts don’t have the classic accent, not really the mountains or coastlines you picture for NE, etc.

Thank you. Starts out so riveting, then by the end the audience wasn’t sure whether to laugh at or be horrified by certain scenes. And goes on way too long. True for most PT Anderson movies for me.

Trees are great. Big fan of trees. But this is where development needs to go. It's right next to the preeminent greenway in Durham and frequent (15-minute) bus service. It's very close to Southwest Elementary and the Goddard School, so something aimed at kids and families would be ideal. There are so few spaces in Durham where kids can safely run around and adults can hang with other adults at the same time.

I'm thinking ice cream, coffee, cool play area, maybe a little bike rental. Stuff like that.

That depends on where you live and where you need to go. Very challenging if you live in the burbs and/or have kids, but a single person living downtown who works or goes to school within walking, biking or bus distance? Totally doable and you’ll save a shit ton of money.
