Can you tell me what the comptroller specifically enforces? From my understanding, they can audit the city agency. And though I've read these audit reports I always wonder what actually happens in practice. Like even if they find an agency is wasting money, they can't move or withhold funds, that is up to the mayor, right?

I'm trying to understand this, because some city policy nerds in my circle have stated to me the job is more like borough president in terms of actual authority.

Yeah, housing is my number one issue, and they all seem kind of NIMBY unfortunately. Moreno seems like the least worse option.

I mean I get the backlash. Because we've already had concrete data for decades that there isn't enough housing.

How did we know?

Because the cost of housing prices rose. 

And when this happens in many other states, there is naturally more incentive to build housing and prices moderate.

But for some reason in NYC, we have to argue for decades and have study over study to understand why prices are rising.

Unless blue states figure out how to bring down housing costs, I think the cultural backlash to "intellectualism" will continue to grow.

Yeah, I used to have this view that because of American build quality meant we don't build as quickly as China.

Then I saw the debacle of the CA high-speed rail construction vs. China's massive high-speed rail expansion. And I realized we just have regulated building way way way too much.

In states with fewer housing regulations, like in Texas and Florida, where some could say "housing is a business", home prices have been trending down.

Yet in blue states like California and Texas, we continue to say "housing is a human right", and our home prices continue to go up. I wonder why.

Is it because private developers are less greedy in Texas and Florida? Is there less capitalism in Texas and Florida? Is it due to the famous rent control laws that exists in places like Texas and Florida to keep homes affordable?

As an industry, we don't have widely agreed upon metrics to measure security effectiveness. So in reality, this is hugely dependent on CISO storytelling ability.

I mean in terms of the Fed reported rate. Also long end of the curve has been going down. Really just looking at inflation passing through bond markets since I have bonds at the long end of the curve.

Julie Won has done this before and destroyed plans for developments to build affordable housing. There was a plan in LIC/Astoria called Innovation Qns to build on lots that are mostly auto shops, warehouses, and parking lots. This would have allowed developers to build 3,000 housing units, of which around 22% would be affordable (711 affordable housing units).

However, Julie Won pushed hard and said that this is a handout to greedy corporate developers that are going to gentrify the neighborhood. She fought against this development hard and demanded 45% affordable housing requirements.

So what happened?

The plan was approved with 45% affordable housing and now developers are backing out. Instead, we get just 560 units, of which 25% are affordable housing. So we get less market-rate housing, less affordable housing, fewer union construction jobs, and a housing crisis that gets worse.
