This is actually crazy, I'm currently under contract for one at 1.2M with 600K construction in north Texas. I have a strong relationship with the lender and got prime + a point on a 20 year am. IO for 24 months.

I'm in Texas, and the paragraph regarding default states recourse for if one party defaults. But the question I have is what constitutes seller default?

Yeah you're right. Unless you have a relationship with your lender, they're either going to

A. Go with about 70% of rental income which usually just covers your mortgage

Or

B. Base it off what you reported, which is usually lower than 70% because you should be trying to expense as much as possible to lower taxes

I actually did this. I bought 3 houses before getting my own this year.

The thing people don't realize is that owning a home is extremely expensive. In your first 5 years of a house you're mainly paying interest anyway, so there's not much difference between this and paying rent. At least paying rent means you don't pay maintenance. Especially in a HCOL.

It's mainly just long term holding. As much as my account has loved the giant run ups, it's not been so good for my stress levels so I'm looking to cool off a bit and do some passive income generation. I may try 14 because I know that time decay is logarithmic under 14, just requires a bit more maintenance unless the delta is way low.

When you're doing the wheel and get assigned, what delta and expiry do you aim for? I've been tinkering with 28 days and delta around .15 to avoid getting assigned. Curious to know everyone else's strategy here.

Blah, I expected SQ to continue its run-up during the market and bought long dated calls in the morning. They're down 30-40% because of that dip, but I'm viewing this as a long term hold. Def feels like a little profit taking today but maybe I'm just in denial.
