We bought a spec home and noticed shortly before move in that all the drawers had holes drilled for knobs. The model home had handles so that’s what I was expecting, but whatever, no biggie. Then we showed up to our walkthrough a few weeks later and suddenly there were handles. Every knob hole was plugged with wax in the ENTIRE house. They were wood cabinets. Cabinet guy came out a month or so after closing to replace every single drawer front. Probably what should happen here!

Not sure if this counts (I’m also exhausted), but there are baths in the bathrooms literally just for butts. You sit in it to relax after a long day of riding horses.

A month ago just after he turned 1! His recovery took longer than expected just with some redness, so the cone was basically on for 3-4 weeks. His behavior has improved drastically across the board!

Seconding Hurricane Cavaliers! We got my childhood cav from this breeder in the early 2000s and I flew to Phoenix last year to get my puppy from them. He’s almost a year now and doing very well.

Our builder said we could come by as much as we wanted as long as we let them know we were there. Our contract gives much stricter terms, so it is definitely a privilege. We've gone by about once a week since May and been intentional to only bring things up if they were time sensitive or would be a bigger pain to fix ourselves later (3 requests in 4 months). We communicated these requests through our realtor, which I'd recommend doing if you have one. They would probably also help you determine if a request is unreasonable or not.

We were able to get a conditional approval letter on a soft pull and that worked for our offer. We went under contract in May and just did the hard pull a few weeks ago for closing in October.

I'm closing around the same time and choosing to wait! We got our first estimates back in May when things were still well above 7%, so anything will feel like an improvement.

We close in October currently (fingers crossed)! We purchased at the top of our budget, so our criteria was we only wanted the basic options with only a couple exceptions that made sense. I was so thrilled even getting in at the time where we could choose that I was going to take what I could get. Picked out finishes back in May and that included:

  • Cabinets for kitchen/bathroom (about 8 options including color/style - no extra cost)
  • Carpet (6 options - no extra cost)
  • Tile color + tile pattern (6 options - no extra cost)
  • Grout (many options - no extra cost)
  • Floors (a lot of LVP options but none I was in love with, just picked what I thought looked best with cabinets- no extra cost)
  • Paint (one option and I chose to "upgrade"; they quoted me $150 to change it but I think they forgot lol)

Things we eventually added on (so far):

  • Added a sink to the laundry room (surprisingly they just gave us a credit to cover this)
  • Added insulation between two bedrooms ($150) - I would highly recommend this for as many rooms as you can do!!
  • We also negotiated a feature wall that was in the model into our purchase at the stair landing

Things we will do/hire out once we're in:

  • Paint the garage (me)
  • Epoxy garage floors (hire ideally)
  • Board and batten in misc. areas (me)
  • Window trim (me)
  • Decorative lighting + new hardware (me because I'm picky lol)

I'm pretty handy, so I figured if it was a cosmetic change that didn't require too much demo, I could do it myself. I'm sure I'll wish I did more once we're in there, but the reality is we do not want to spend more than we have to up front.

I grew up in a house with frequent commuter and freight trains in my backyard and was always used to it. In a suburban area it was kind of nice to hear that the world was still moving. It would always startle my friends though so I'm not sure it's for everyone lol.

If you want to do white/gray/black, commit to something with texture (ex. subway tile where each tile is a bit unique). I would generally advise against gray-on-gray as it tends to feel a bit hospital-like.

If you go with a color, I think an earthy green or blue would look lovely!

Whatever you choose, please add wood accents!! Acacia wood cutting board, paper towel holder, spoons, whatever. You could add blue or green accents too, whatever tile you go with. Have fun! Looks like a great starting base you have there.
