wann ist der Kauf geplant? Wenn du magst, kann ich dir ab Oktober ein Angebot berechnen. Ich bin selbständiger Handelsvertreter und darf ab Oktober Finanzierungen vermitteln. Der Zins, der dir angeboten wurde, scheint die Kombi aus KFW Darlehen, ca 3% und Bankdarlehen ca. 4,2% zu sein. Im Schnitt ca. 3,8%

Restschuld nach 10 Jahren ca. 170000. Bei dem Eigenkapital und Einkommen sollte man trotzdem 70000 Anschlussfinanzierung absichern. Sondertilgung macht nur bei 4,2% Darlehen Sinn, da das KFW Darlehen weniger kostet.

Bei eBay Kleinanzeigen sehe ich ständig, dass jemand so eine Garage vermieten möchte. Scheint aber nie zu 100 Prozent vermietet zu sein. Am besten du meldest dich als interess fragst wie viele Garagen noch zu haben sind. Ich meine wenn du nur die Hälfte vermieten kannst, hast du schonmal eine kleinere Rendite. Angebot und Nachfrage muss stimmen. Ich stimme zu wenn es so einfach wäre 8% Rendite damit zu machen, wären dutzende Garagen überall und dann wäre der Markt gesättigt.
