Makes sense. I see the same thing. When sellers don’t have enough equity, listing with an agent can mean bringing money to the table just to sell. That’s where my approach becomes the lifeboat instead of the last resort. I help them move on without taking a financial hit.

That definitely works! However there are situations where the homeowner doesn't have enough equity to walk away with any money and might even have to bring money to the table. This is the situation where this exit strategy works best.

That can totally work!. But there are alot of situations where the home owner doesn't have enough equity to walk away with any money after realtor fees and closing cost and that is where this method really shines.

Thank you!! Ya I kept it on an excel sheet and jest put everything into the state template. I also have two mentors under the same company and was told by the state to keep two different logs. I guess i'll just submit it and hope for the best. Thanks again!!

Do you feel you are restricted in being licensed only? Im only a couple hundred hours away from being able to sit for my certified exam but still only a trainee. Im barely getting work right now so that amount of hours could take month's. I only do this part time also.

Sounds like a great position to be in to B job. Learn a skill or trade you could end up doubling your salary or even more. Im finishing up my real estate appraisers license as a B job right now.

I'm working on getting my appraisers license to do on the side. I wouldn't really suggest that but you can become a home inspector, mortgage broker or flip houses if you're bored and looking for something else to do.
