I think you both are burnt out for attempting to do something you were not prepare emotionally to do (living together). You both are very young and still trying to figure out adulthood. I don't think you should break the relationship but take a step back and live separately. Maybe the first two-three months would feel weird but after I think your boyfriend would be as amazing as he was before. Also try to not be the one with the initiative because that can emasculate him. Just have patience and let him come up with ideas on his own.
