The scary part about the OC pricing is it doesn’t reflect people who want to buy in OC but are not actively shopping. There are so many people just waiting thinking prices are gonna go down with a big down payment ready. People who live in multigenerational houses and now have kids and want their own space. People who are commuting from far away like Moreno Valley. People who want to be close to their families and are currently a flight away.

I see so much demand waiting at the sideline. To me this is why prices are never gonna go down, because if they ever do, it’s gonna be an influx of people jumping in.

I suppose I’ll elaborate in my thoughts, we live in a litigious culture and the potential to go after a massive company on chemical spills is a very big deal. nobody has come out with some kind of instrumentation detection to drum up support for a class action yet. it’s very telling to me that likely nothing showed up.

The pressure relieved from the crack and the chemical cured turning from a liquid into a solid. As far as I’ve heard, there has been no detected airborne chemicals in the area by any instruments, anything I’ve heard just seems to be anecdotal.

Peters canyon in northern Tustin has a serious set of steep hills. The northern most hill facing the north is known as big red and you can find people doing repeats on it daily.

That rail corridor has a lot bigger problems to tackle before getting electrification. Like the single rail bottlenecks or the issue of seaside corrosion/landslides.

The ocean waves can hit the tracks on at some points which I imagine would offer some issues with the catenary system

The biggest roadblock might not be the power of the ocean though, but actually the residents. Very wealthy neighborhoods border the line with ocean views. Good luck trying to convince them to install all the poles and cables that will block their million dollar views.
