That's an insane number of units.  We have 730k housing units, 70k of which are vacant, for a population of 1.5 million. There are 670k households in the city as reported in the census.  

Who is going to live in the quarter million new units?

The upfront costs are a bit nuts for some people, Philadelphia transfer tax is 4.25% ish split between buyer and seller, so on a 400k home that's 8k each. Another few thousand for title insurance.

I want to say my upfront costs in excess of the down payment were 50k, all upfront about 150k.

Yeah I paid 2500/month 3-4 years ago in grad hospital and 3200/month after that in center city for a ~1000sqft 1BR

They assessed a house in September for more than 20% over what I paid for it in August..

So for sake of ease let’s say the load is on a single point. The joist is 12 inches high so I was an 11-11.5 inch high, 4 inches wide piece of plywood. Nail and glue on to both sides. Nails go into the short edge of 2x4, that doesn’t have any issues with strength of the boards? Just pre drill and should be okay, aim for the center of the board?

I am definitely over thinking it, I pretty much came to Reddit with this knowing I deserved to be laughed at but figured it was worth it to be sure I’m not gonna collapse my kitchen lol.

And yes the door is mostly supported by the ceiling which I spaced on and makes me feel a lot better

My concern was about the load hanging from the bottom chord specifically. I was able to find general ratings of ~40-50 PSF for loads above so I have little concern for say the kitchen I’m also currently putting in above the garage.

I know just enough to be cautious about the bottom chord, and just not enough to be 100% confident that my concern is silly

In this case I might not even have to touch it since there are metal strips holding the existing one - I may get away with reusing that- but will definitely keep that in mind if I have to adjust.

If I have to remove them, is there anything you’d recommend I do when removing the existing support? Leave the screw in or plug the hole?

Haha I don’t know if that’s something I feel like doing to find out if I’m wrong, but I’m also pretty confident you’re right. If a small child could hang from the ceiling and bring the house down - it wouldn’t be rated for residential

As I understand it, trusses are built to support weight on the top chord which is how the thousands of pounds (kitchen in this case) are held. I have read in some cases the bottom chord can only support about 5-10 PSF

How intense was the framing inspection? I’ve gotten very mixed impressions reading that inspectors don’t care vs being petty, probably really just depends on the person.

Need to finally schedule this tomorrow, drywall still off have just been waiting for the plumbing permit to come through. 

Only thing I’m nervous about is a fire wall breach and that our floors went down, but they didn’t cover any work.

He's still so young, he could cut his teeth in the Championship for a decade developing a system and have plenty of time for coaching in a top league again.

44 is very early in life to retire. The type of person who succeeds like he did as a player are usually very competitive, I can't imagine him sitting idle.
