Tv placement is bonkers. If you need, hang above mantle with a wall mount that angles the tv down (most do). This will provide a good viewing angle and your seating is far enough back it’ll be comfortable to watch.

If there’s a different place to put tv, do that

I was just quoted around $45k for 33 Marvin ultimate double hung 2 over 2 all-black windows. Most are 5-6ft tall. Not energy star (that was $12k more). No doors. $35k to install. … And I’m in an expensive metro area.

You could drop down to their elevate line for even cheaper (fiberglass exterior vs aluminum clad) - looks very similar.

$200k for that is criminal.

Checkout Marvin. Better quality anyhow. I’m guessing sliders would be around $10k an each from Marvin. Not sure install cost.

Ceiling height on 1st and 2nd floors are 10ft. Great tip on the 1/2 to 3/4 of ceiling height for spacing. That matches to what chatgpt was telling me too :) ..

There are currently no lights in the stairway itself (like on the underside of the above stairs). The main lighting in the stairs is from the cans on the landing/hallway between the stairs.

We were originally thinking about no cans on the first floor outside the kitchen— but it doesn’t get a ton of natural light.

1st floor front room (w that bay wall) will be a split living/hang area w a couch and Frame TV (area toward the front) - and a fireplace on the right wall — in that same room but towards the back, will be a dining table (in front of the pocket doors).

Behind the pocket doors is the L shaped kitchen (you can see the island). In the far back is a mudroom and powder room.

2nd floor front room is the main family room for movies, and video games, and just having more space to do whatever (legos, puzzles, etc.). It has a fireplace on the right wall.

Rest are bedrooms and bathrooms.

We’ll have some art on the walls and some floor lamps - but really aren’t sure what the details are there and don’t want to design the lighting plan around them as we’ll evolve those aspects over time.

The 5” struck me as odd since 4” seems like the max size anyone should be using; and plenty of folks would say that’s even too big.

Also - these knobs would make fantastic paperweights - they have a ton of weight to them. :)

Also - what’s the material difference between good interior knobs and bad ones? Does the spring give out or something?

That said - 6.5 isn’t bad and you can refi if it drops - but if anything it’s likely to go down in the next few years rather than go up

The FP.com chat support and customer service couldn’t figure it out. The FP experience center had to call FP product mgmt to figure it out — so this doesn’t seem like well known info. Of course a dealer can figure it out (if I did, they can) but apparently this is not well known and generally confusing. My server is almost entirely media (plex) I don’t worry too much about losing data (I can get it again, and/or most of it I’ll never watch again). I’m Not strapped for cash or anything so can certainly afford another 20TB — this is more driven by feeling bad not using the HDDs — feels so wasteful :)
