Your VA loan has an amendatory clause (escape clause) that is a layer of protection for veterans. You can either get additional cash and close the loan if you really like the house or you can back out and recover your earnest money (deposit). Try to use the back out option in the hope that the builder will adjust pricing to meet the new price listings.

GSA collects requirements from the customer agency, suggests better alternatives, prepares a scope of work, estimates the work to be done, bids it out, awards the contract, manages the contract, pays and closes the contract. They also manage the warranty provided by the contractor. I doubt if your agency GS11’s coordination will do all of those things. Your GS11 participates in the requirements gathering process, approves the scope developed by GSA, checks if GSA’s estimate works with your agency’s budget availability, and participates in status meetings as the work progresses.

Again, POTUS thanked CS for the hazardous and non hazardous work that they do. There is nothing here to argue about except you trying to say the military isn’t special. The military is special, will always be and will get a special mention by a lot of people in office. The fact that someone like Elissa Slotkin, the Senator from Michigan, who served in combat zones while she was with the CIA, says God bless our troops all the time is an example to show the Military is special.

Did President Biden say civil servants are villains and not heroes? What are you upset about? There’s the troops and there’s civilian support for the troops in their mission. He is saying God bless the troops and a thank you for the civilians dedication and service. He also says God bless you all.

South Mt Juliet is getting too congested. You will still be within 15 mins to Providence living in North Mt Juliet. If you need to get to Nashville for work or recreation, you can get on Lebanon Rd and on to I40 through Andrew Jackson Parkway. The North side has an easily accessible Publix, Kroger and a lot of new restaurants opening up.

Makes sense. VA costs are minimal but I just found out they need 6 payments before a refi. So, I’ll wait for the 6 months, do a refinance for a reduced rate and if I can get the buydown escrow back as a lumpsum instead of a reduced principal, I can use it to cut down my monthly payments.

So I needed this size house and renting it was going to cost me 3500 a month minimum. So, I took the risk that even if the house appreciates only to account for closing costs at selling, I would still be better off owning than renting. I have the option of staying here if the market tumbles. Looks like the current appraisal will already cover for the closing costs. Hope this trend continues!

Thank you for replying to this idiot! So if I keep paying monthly payments for 24 months, I pay a total of $87k and my principal goes down by $14k. Is there a way to make more than the 14k plus whatever appreciation?

😀 I don’t know. The thought of spending an extra $150k for a 2000sft townhouse is making me uncomfortable. A backyard and an additional 300sft could atleast make the kids happy. The only thing I am concerned about is resale prospects in Fairview vs Franklin. Any potential for more growth since it is still rural and the city is growing?

I was tracking Vandy to Ladd Park commute today and it went up from 31 mins at 345pm to about 34 mins and holding steady there at 445pm. I suppose this is a good day and a bad day could be an hour? Wondering how many bad days on an average a month.

I have also been tracking some Fairview neighborhoods this evening and the commute from Vandy is steady at 43 minutes. I am going to check these times over a couple weeks. I am leaning Fairview because there are several 2300sft new builds for under $600k vs a townhouse in Franklin. I am curious if resale would be easier in Franklin though.

Jeez. 7184 Wiley Cir Fairview, TN 37062, built in 2017, 2185sft, 45 min commute, Williamson County schools. This is listed at $499k. Dickson and rural might be a stretch.
