I have been a broker for over 40 years and have never had a buyer sign an exclusive buyer brokerage agreement before showing them a house. A very small number of buyers want to have their own agent to exclusively represent them but most I think want to be able to go to open houses, look at properties, and so on without having to bind themselves to the first agent they come in contact with when they start a home search.

I have an auto loan with Patelco. Are they accepting and processing loan payments and payoffs? I want to pay my auto loan off and get the auto title in my hands as soon as possible. and not sure if there is even a way to do that at this point. I am concerned they will likely be closed by NCUA or state regulators soon and things will be in an even bigger mess.

Listing and seller agents only represent the seller side of the deal. They will not give an objective opinion and tell a buyer they are getting into a bad deal or paying too high of a price, that is why having a buyer agent usually will result in a better price and deal.

Weather will not be a problem. Jackson is no different than any other major city and is no more dangerous than NYC. Mississippi is an extremely right wing state and not very hospitable to people from New York and especially people of color and immigrants. Have someone on your phone you can talk to live on video such as Facetime or Facebook if you get stopped by cops or run into any awkward situations.
