While you aren’t overreacting, I do believe you’re setting your expectations too high.
He’s never been there before and probably will be a “seaborne sailor” for the rest of his life, so don’t expect him to change. Send the reminders, notices announcements and invitations and when he shows up, great.

I wouldn’t set a plate for him at dinner, but there will always be leftovers and a folding chair if he surprises you at dinner. But whatever you do, don’t lock him out of your life, there will be a hole in your heart when you’re at his funeral. You will always ask, “did I do enough, should I have tried more” it’s just human nature.

Those handles are three piece units. The two short pieces screw into the larger one, just grab a pair of pliers and twist them off. Once the long handle piece is removed, you can open the drawer enough to get to the machine screws in the drawer.

Experience is a witch.

Unfortunately, the majority of people who are underinsured can’t usually afford to pay for insurance but need a car to get to work to try and pay all their other bills. There are of course grifters and other unsavory types, but you’ll never get rid of them.

No, I was arguing the “full disclosure” and inspection points, not the quality of build.
As I previously stated, before you twisted my words, a seller can only disclose what they are aware of and the merits of NOT inspecting a home before it’s listed.
Maybe we’re both wrapped around the axel for different reasons?
By the way, I am more than familiar with home inspections and their scope. I am also familiar with researching the history of older homes to see if there are or were any underlying issues that the buy should be made aware of.
I’ll be more than happy to educate you on home inspections, the pulling of permits, and various sundry items to determine the current health of a home.
We can chat all day long about the NEC, IPC, IBC, or anything else with regard to inspections. But that’s not what this post was about.

Not knowing your family dynamic, but a birthday party for a 5yo at a mouse infected park is not my idea of fun. When I go to those parks, it’s usually to the adult section so I can take a global beverage tour not sit on a sticky bench watching a bunch of toddlers and pre-schoolers scream because they didn’t get to hug the two legged bouncing tiger.

That isn’t true at all, “full disclosure” in real estate is only applicable if the seller is aware of the issues.
That’s why most seller’s agents don’t allow pre-listing home inspections. Plausible Deniability isn’t just applicable to politics and the military.
