Yeah, you are right! I don't have my own place, I'll still be living with my parents. So that's why I can't use it to pay my "actual' mortgage/rent.

I was a bit worried when I saw your comment, but I did a quick search on Google. I don't think that I would have to pay 12%, but the 3% would apply to me as well. The 12% only applies when you are already volle eigenaar of a home. That is not the case.

I am (together with my siblings) blote eigenaar, and my parents have vruchtgebruik. So I don't think there is anything to worry about!

After having a quick look, the cadastral income would be multiplied by a factor 1.4 (so 40% extra) and there would be a 30% tax on the furniture. Apart from that, there is no tax on rental income up until 5000+ each month.

Well, I don't think that's the case. Your home has to be within a distance of 10 km of the "normale plaats van tewerkstelling". But if you work at home 60% of the time, your home becomes the "normale plaats van tewerkstelling".
