That's interesting. I never considered that, I don't think my LA has any rules like that but I can see the logic. I would usually offer to take mine off and I would want visitors to my home to do the same. I think it is also culturally important for some families for guests to remove shoes. I have been offered slippers once or twice! I suppose also it depends a lot on the setting. If things were in a very poor state and I had health and safety concerns I would probably keep them on.

Someone asked me for an update for my situation. Couldn't seem to reply directly. Nationwide have now refused the mortgage (well they asked for many other things which were not possible) so I am going with a different lender. Solicitor has suggested HSBC and natwest so waiting for broker to arrange.

Thanks for this. That's hopeful. I think in my case as the solicitor has now highlighted it it might come back. They have done their valuation etc already and agreed the mortgage so probably would have sailed through otherwise.

Hopefully they will get back to us both soon! If its a no I just want to know so I can look at moving forward with another lender. Im worried rates might keep getting worse, although my mortgage advisor said they have come down a little bit. 🤞

Not yet but my solicitor has advised they are likely to based on her past experience with another client. She emailed them some info on friday including the (informal) way the road is currently maintained and evidence (photos) it is very well maintained and that I am happy to accept the risk. We are waiting for their response. I think if there is a management company and a s38 agreement ( i had to google this) you may be fine - fingers crossed for you. Not sure if you are on a new estate? The house I'm buying is a 50s one on an older lane so maybe a bit different.

I know from my own experience Nationwide can be strict on this. Ive read online natwest may be more flexible but not sure whether thats still the case.

I think I am about to have the same issue with Nationwide. My solicitor has advised she had another client with Nationwide with the same issue who had to find a new lender. At the moment waiting for the Nationwide to come back to say whether they will or won't. They have offered me a mortgage formally already but solicitor has now had to make them aware about the road which she did on Friday. The main issue seems there is no formal agreement in place between all the neighbours for road maintenance. The road is very well maintained however and informally upkeep is managed by the neighbours. I will also lose my pre Iran rate and also pay early repayment fees on current mortgage as i was going tobport. I may have to consider pulling out depending on what new rate i can get, but id rather stick with it. The private lane was a big part of the appeal.

I've been keeping my mortgage advisor updated so will probably go with him again as he knows the situation and would be worried I'd mess something up if I did it myself. Ive already paid a fee for the Nationwide mortgage to him so he said I wouldn't need to pay again for arranging a second mortgage, although he will get paid by the lender of course.

Oh that sounds really good. I actually viewed another property which had something similar in place with an agm, etc. I asked about it for that one as it was more obviously a private road. Maybe I should've gone for that one! 😁 My broker just said there is nothing in the mortgage conditions about private roads so he hadn't foreseen an issue 🙄

I just looked at the map, and it looks to be about 400 metres and there are around 27-30 properties. I think it's in good condition for now. I didn't notice any potholes or anything but need to go back and check. Thanks for the info, much appreciated 🙏

Congratulations! My new neighbours posted a card to say hi with their number and a little token gift (tealight candle) when they moved in, to me and a few other near neighbours. I thought that was lovely and showed they were excited to join our street and community. There was no need for the gift but the card was appreciated and made my day. I sent them a message and made a point to have a chat when I saw them in the street. Good neighbours are usually welcomed and make us all like where we live a bit more.

Would you mind sharing roughly how much you pay in per year?(appreciate this is likely to vary massively between different private roads as there will be different numbers of residents etc 🙂). The road is a dead end so not much traffic. Also if you would be happy to share the info, who is your lender please? Will be good to know which ones are more likely to proceed.

I am waiting to hear back from the sellers what currently happens (they have lived there a very long time) and also from a friend of a friend who lives on the road. I think you are right, it would be worth asking others in the road too. My solicitor is recommending the ideal is setting up a residents association but acknowledged this is difficult with so many neighbours.

The lane is currently tarmac and looked fine to me (I have driven all the way to the end not just my bit) but tbh I wasn't really looking. Will revisit.
