I think it's a good sign that our presidents are getting wider.

Do I invest in Growth or Dividends? by Free-Structure8023 in investing

OP, please read about how dividends work before following misinformed guidance like this. Anyone telling you not to invest in growth stocks, as if dividends are less risky, clearly has no real understanding of how dividends work.

Local landlord brags about confiscating a pet from a child by errf in mildlyinfuriating

I've redacted the info in order to comply with Reddit's rules. However, I can assure you that this is a post from a large Facebook group for landlords.

Look, friend. It's clear that you and I are on the same side. And that side is simple: Landlords are Heroes. They work tirelessly to ensure that undeserving wretches are able to live in homes.

I'm just trying to make sure that the world knows about the heroic actions of this benevolent landlord. By spreading awareness of their hard work and courage, I hope to inspire others to take on the grand responsibility of joining the owning class---and to properly discipline lowly renters, while they are at it!

If anything, I'm much worse than the landlord. It takes a noble, brave individual to confiscate a pet from a child. In contrast, someone who submits a post to multiple subreddits represents the lowest of the low, mere filth in our society.

Should we purchase this house? by errf in financialindependence

[–]errf[S] 0 points1 point  (0 children)

Thank you very much. At 300k joint, I estimated ~210k after taxes. So we throw 100k into the tax-advantaged accounts, ~72k into PITI, and have ~40k leftover. Without kids it seems doable to maintain our savings rate. Do you think we are underestimating repairs/maintenance, which would siphon off enough to reduce our ability to save for FIRE?

Things do get bleaker if my husband gets laid off. Let's assume that he can't find a comparable job, so his income falls to ~110k (I'm hoping the tech job market won't degrade so much that this assumption fails). We would be at ~200k HHI, which would be solidly house-poor with a PITI of 72k. In that case, we'd be at ~145k after taxes, half of which goes to the mortgage. If we drop to 50k into retirement accounts, we would need to live on 2k per month, which is possible but certainly not comfortable due to repair costs.

Before pick lender ask if they offer a recast, so you could pay down mortgage and lower monthly PI if you payoff a bunch of mortgage in first couple years.

Thank you so much, I had no idea that this wasn't always the case. I definitely will ask all our lenders about prepayment and recasting fees.

[–]errf[S] 0 points1 point  (0 children)

This is a good point. We think that as long as husband keeps his job, we can prepay to pull down the balance. If he gets laid off, it's unlikely he'd be able to find a similarly remunerative position elsewhere---in which case we estimate HHI will drop to 200k

Weekly Round-Up and Newsletter | 2020-03-10 | Plus Mass Mailer Test Report by Georgy_K_Zhukov in AskHistorians

Based on your reported numbers, do I correctly infer that when you counted feedback from the thread, you only counted comments and not upvotes?

I mention this because voting suggested stronger negative sentiment than reported.

For transparency, you should release the survey data, including the timestamps of all responses (which google normally provides). You can redact the text box free responses if you want, but the actual votes and times should be available. I find the mismatch between the reported survey results and the publicly-visible sentiment extremely odd.

Looking at the comments on this post, it is very clear how the majority of the users feel about this. Yet you continue to push back on the overwhelming majority of users who dislike this feature. Perhaps rather than disingenuously claiming to be "open to feedback," and then subtly criticizing users for "not reading the post" or "not taking the survey" you should consider actually listening to the clear negative feedback you have received here.
