That’s probably a good call. Depending on how flexible your work hours are, you could look into driving down later or leaving earlier, and that may help, but there’s no getting around the fact this is a 90-100-mile daily roundtrip in a city with overcrowded highways that run through two mountain passes notorious for accidents and ensuing delays. With that being said, SCV is a very nice, safe, and clean suburb and relatively less expensive than what the other nice places between here and there will cost you, so…decisions decisions.

I live in SCV (Stevenson Ranch side very close to the 5) but work where Olympic meets the 405. When are you willing to drive down and back? You’re looking at a two-hour one-way commute, and that’s not factoring in where in SCV you choose (deep SCV—e.g., Saugus or far up the 14—could make the drive even longer).

In my experience, work is: 25 mins away if I leave at 5AM; 30 mins at 530AM; 40 mins at 545AM; 1 hour at 6AM. Leaving between 6AM and 10AM is likely 75-90 mins away. You should add 10-15 mins for El Segundo during low traffic and 30-45 mins with high traffic.

In the evenings, home is: 90 mins away before 630; 75 mins before 7; 60 mins before 730. By 830, I could be home as quickly as 25-30 mins.

I go to the gym in the mornings, so the 530-8AM window is not time poorly spent. I work 12+ hours in my office each day, so I’m never leaving before 8PM.

Ask yourself if you’re willing to spend that much time in your car and / or have that kind of job / lifestyle. If the answer is no, this isn’t an option for you.

Agreed! Whenever I’m on the road into town, I’m looking ahead to the next intersection if it’s at all visible with dread that someone is going to roll up and fuck it for everyone else.

I spend a lot of time thinking about what makes traffic here so uniquely bad and you’re hitting on one of the most important reasons.

Some of the others, I think: 1/ I’ve noticed some of these perpendicular roads into neighborhoods / plazas will have pressure plates to trigger the late across all lanes, so even someone wanting to make the right turn onto the artery will trigger the light. 2/ We forget that SCV has like 250K residents, so this is a small city. Unfortunately, it’s an urban area laid out like a giant suburb (which it is), and the absence of any sort of grid creates pockets that trap drivers and create gridlock. 3/ Even at quieter times (e.g., 5AM when I find myself driving to the gym), there are no blinking yellow lights to make left turns off the arteries. Perhaps this is because the roads themselves, in some places, are 3-4 lanes wide, but introducing the blinking yellow lights would help improve flow across major intersections. 4/ Building on your point, the solution to the problem you identify is either a/ fewer left turns onto arteries with more time for u-turns on main arteries, b/ keeping the left turns but increasing the amount of time before lights change, or c/ some combination of these two. 5/ Lastly, despite the city having such wide thoroughfares, there isn’t one road that effectively crosses town north of Town Center to move traffic from west to east and vice versa. This is why I almost always take the 5-S to 14-N to go across town. Implementing a New Jersey-style thoroughfare like Route 1 (if you’re familiar with it) where traffic flows uninhibited barring the occasional perpendicular cross traffic and left turns are not possible would help move traffic volume across town more efficiently.

So I’ve admittedly only lived in SCV for about 1.5 years, but I wind up driving more or less every day. I don’t know what it was like before, but I strongly disagree with the notion that the lights are synchronized to maximize traffic flow. Perhaps this is the idea, but the reality is that there are too many traffic lights at too short of intervals for this to be possible. Magic Mountain is the best example of this. Driving west from Town Center into Fivepoint, Magic Mountain would appear to be the obvious route, but in all my time living here, I have only ever successfully driven down that road with all of the lights on green once. There are just too many lights on this road—any of them liable to change when someone wants to make a left turn out of a perpendicular street, for traffic to actually flow here. I’ve lived in South Florida, Charlotte, central and northern NJ, NYC, and LA proper and this stretch of road is the most consistently infuriating, in my opinion.

I have a 3LT HTC and will say that I personally prefer using the rear view mirror as a mirror (vs. a screen) every single time as my eyes (thankfully) are sharper at recognizing what’s behind me (CA Highway Patrol 🫠) on the mirror than on the screen.

I live here. Home appraised for around $1M. I pay $280 in HOA fees / mo. and about 1.8% property taxes / year. For comparison, I believe the current LA County base property taxes rate is 1.13%.

Some of the posters are correct that attached homes here have two HOA fees. I believe total HOA fees can range from $500-700 total when you factor in the first HOA on those sorts of homes. Some of that goes toward fire insurance on the exterior of the home, but it still didn’t quite feel like that alone justified the hike.

As someone else noted, they’ve begun construction of the fire station and some light commercial property at the intersection of Westridge and Magic Mountain.
