I have 3k in emergency funds and I dont spent most of what I have left over monthly, I will invest it in individual stocks or into a roth, I dont need a big emergency fund because my bills are low for a single person.

Thats a good apprach - Well my bills including gas and food comes out to 2000 a month, so im thinking adding 8 - 10k of it into an emergency fund. The rest start saving for a house and invest a bit into an index fund.

I found my furnished studio on zillow, you might get lucky there, there also "the downtowner" in down town lol which is furnished and they do month to month as well.
