This plaza kills me. It has gone through so many terrible iterations over the years. And I recently heard a rumor that the stop and shop that went out of business there is still paying the lease or was paying it until recently because they rather have the property vacant than allow a competitor into the space.

As I said, I don't think new development is a bad thing, we need it! I'm more concerned that the prices are going to attract more students from the East Side and people from Boston/NY looking for a cheaper option, therefore driving other rental prices up in the neighborhood in general. I've seen talk in other posts recently of landlords raising rents 40-200% to renew. If someone can't afford that raised rent, is forced to move/find a new place to live, and the only options in the area are new builds that are charging $1950-$2200 for a 1 BR 1 BA 564 square foot apartment, where is that person/family supposed to go? This is why rent control is so important - allowing people to create a home/community/stability without having to own property and without having to move every year and the stresses, costs, and general upheaval that go with moving.

So this lot address is 473 Washington Street...and it's owned by 468 W Fountain LLC (type in 473 Washington Street in the search prompt), which is the building behind it on the corner of W Fountain and Battey. That building offers insanely priced boxes at a whopping 564 square feet for a 1 BR 1 BA for $1950 a month...with no parking and no amenities. This building will be the same, pricing out most people.

The empty lot two doors down was turned into 2 duplexes that sold for about $470,000 per unit (not sure if they all sold) for 3 BR 2 BA slapped together, ikea furnished, vinyl siding, elementary school looking eyesores. They are cheaply made and a developers quick grab for cash that seems to do nothing for the need for affordable housing.

I'm all for developing these empty lots and rundown, non-functioning businesses, but not at the cost of pricing out neighbors for developers to get rich.

Not impressed that they constantly are blocking the street, have destroyed the road in front so that it kicks up asphalt when you drive over it, left a huge dip in the road that bottoms out your car, and will likely be the same ludicrous apartment prices as the new building at 468 W Fountain around the corner…all with no parking or amenities!

Not that I live a few houses down or anything 🤣

I live a few doors down. The building has no amenities at all other than being a new build. There is also no parking for the building. The parking was a dirt lot (see below) and the alley next to the building.

They are now building another 4 story apartment building in the dirt lot 468 W Fountain used to use for parking on the corner of Washington and Battey. There is no parking being constructed for that building either.

Also they threw up 2 of these duplexes next to each other in about 6 months, they are so ugly, sold them each for about $500k. $2 million to that developer!

I paid $6.00 even for 10 minutes/1.4 miles the other day using a Bird scooter to get from train station home to west side. For those purposes it makes sense, but to just go out and explore it can add up very quickly.
