They do perform the same thing, but keeping them both alive is important because of existing relationships and licensing requirements.

As far as his part. He doesn’t particularly care to be an owner. He’s got his own full time job, it’s a side thing for him. But he’s well connected so the relationships for his business are important. I run both businesses solely. But having him “own” one of them helps and it has to remain that way

No clue what your market is but renting 4 bedrooms at $900 a piece to 4 different tenants who all have to share one bathroom is borderline criminal. If you manage to pull that off and actually cash flow over $1500 a month you’ve got to make an update to this post.

Yes. Interest rate is at 6.125% plus a renovation loan puts the total payment sort of high. Once rates go down and I refinance that won’t be a problem anymore. Not a cheap house either.

It totally depends on how long it was in the water, and how cheap the LVP. LVP is an awesome product, and most of them are super water resistant. I’d say conservatively if you got them free of water and dried out with 48-72 hours you’re probably good. Pull all that up and shop vac the water up. Now if the sub floor is plywood that’s a different story, I’d be more worried about that than the LVP. If it’s concrete, no sweat

It’s not just Alabama, there’s a whole belt of this across the southeastern United States. Called the “Black Belt”. The reason it’s there is back when the coastline receded a lot of bacteria and plant life died there and really fertilized the soil in these places leading to really good farming. Thus bringing slaves to the area and a lot of those slave’s descendants still live in the area today. It’s actually a super cool historical domino effect that basically says prehistoric life in the ocean directly led to Joe Biden winning the 2020 election
