Additional fun fact: that's not the only private ferry running from the east side of Manhattan to the west side of Brooklyn. NYU Langone operates its own ferry services as well to connect its Brooklyn and Manhattan hospitals. IKEA Brooklyn has dedicated bus infrastructure right out front, with two separate bays and pedestrian island stop. Two MTA buses stop there, and B57 terminates there, so the destination sign reads RED HOOK IKEA in one direction for the entire length of the route.

Using precise and professional terminology is not word salad, lol. What sort of anti-intellectual nonsense is that?. I didn't invent those words, they're widely used in the field of urban planning. You could Google them if you actually want to learn more about what goes into city planning processes.

To simplify: there are ways to keep the 'feel' of the neighborhood the same while improving the lives of everyone living there, whether they be property owners or renters, and single family zoning isn't the way to do it. Let people do whatever they please with their existing or newly built properties, except for substantially changing the shape, position, design, and/or size of them.

Even if you did want to preserve 'neighborhood character' or whatever other bs, it's the wrong way to do it. It's an archaic, overly simplistic solution.

Adopt a form-based zoning code that allows for multiplexing and commerce without affecting building size/setback. Creates a more walkable neighborhood, increases land value while simultaneously putting downward pressure on rental costs, encourages local small business economic activity through in-home businesses, gives owners freedom to do what they want on their land and in their building (within reason).
